Bathrooms hold the key for buyers and renters

A recent survey by Victoria Plum reveals that a refurbished bathroom can really influence the decision of someone looking to rent or buy a property

Despite being one of the smallest rooms in the home – with just an average footprint of 4.4m² – bathrooms are functionally one of the most important. Therefore, it is no wonder that in a recent survey of 2,000 people, 87% said that a nice bathroom could influence their decision to take on a house (whether renting or buying).

What’s more, as well as making your property more likely to sell, according to estate agents and property value experts, a brand new bathroom can also add as much as 5% to the price of the house. That means, that if your home is priced at the national average of £274,000 (Office for National Statistics figure for August 2014), installing a new bathroom could increase the value of your home by as much as £13,000.

So how does this compare to the expenditure of a new bathroom?

Installing a new suite can cost a few hundred points, and a full remodel – which may include moving utilities around, flooring, new pipework, tiling, heated towel rails, and luxury touches such as underfloor heating and a luxury suite – will cost a maximum of £8,000. This means that even going for a luxury bathroom will give you a return in the thousands making it a worthwhile investment.
