The design

A two-storey rear extension to a detached house.

The budget

Around £450,000, including a complete interior refurbishment.

The brief

To add an additional bedroom on the ground floor, plus a master suite including a dressing room upstairs, and en suite bathrooms for all bedrooms.

David Shorrock of Riach Architects (riacharchitects.com) explains how the brief was achieved:

‘This house had already been extended in the past, resulting in an awkward ground floor plan, so the owners asked us to reorganise the layout so that the original house and later extensions produced a coherent design.

‘The two-storey extension was built with lightweight, highly insulated external walls, supported by a steel frame. This enabled large expanses of glazing to be integrated into the design, including a corner-opening, glazed screen that lets in plenty of natural light and creates impressive views of the garden from the open-plan living room.’

In the gallery: The large rear extension with a double-pitch roof, built using lightweight materials, meant there was room to experiment with bold, modern glazing.
