If you want to sell your home faster this year, it will come as no surprise to you that the kitchen is the one area of the home you need to pay particular attention to. Kitchens sell houses, as any real estate professional will tell you. And the one thing that will help make your kitchen more desirable to buyers?

If you're exploring kitchen ideas that will help add value and sell your house faster, a personal finance expert believes that the most important thing to pay attention to is the quality of light, rather than expensive appliances or kitchen cabinets.

Of course, there is no better way of making a kitchen desirable than adding natural light. According to Salman Haqqi, personal finance expert at money.co.uk,  'better lighting can have a huge impact on the desirability of a kitchen, and there’s no better light than natural light.' Bright and airy kitchens always sell homes better than dark and enclosed-feeling ones.

So, if you have the budget for it, then looking into glass extension ideas is well worth the effort. Your kitchen may already be part of an extension, in which case Salman advises to 'consider adding in a skylight or bi-folding doors that open out to your garden.'

Of course, not everyone has the option to make structural changes to add natural light to their kitchen. However, as Salman points out, 'improving light fixtures and adding extra features like spotlights is a great option'. As Mike Fitzgerald, Executive Chairman at Coulters Property puts it, 'the difference that good lighting can make to your sale will almost always far exceed the cost of investing in and improving the light within your property.’

There are kitchen lighting ideas out there to suit every kitchen style, and every budget, but the one thing to remember with kitchen lighting is that more is always more. Think about mixing and matching lighting styles, for example using both strategically positioned spotlights and pendant lights. Even under-cabinet lighting can add value to a kitchen, according to real estate mogul Sidney Torres, who told CNBC, 't’s not expensive to do, but it’s nice. It washes down the backsplash. You can also put them above the cabinets, which is nice too.'

With so many inexpensive possibilities, there's no reason not to invest into upgrading your kitchen lighting, especially now that dark winter nights are round the corner.
