Case study 1 from JS Building Consultancy

The semi detached property was built in the early 1970’s, and is constructed of brick and block and before refurbishment had metal window frames. There were two small sized bedrooms, a larger bedroom and small bathroom to the first floor. The ground floor comprised of a front living room and rear kitchen dining area, and a single basement garage to the rear.

Drawings were prepared and planning and Building Regulation approval was granted for the side extension measuring 8.000 x 4.000 metres. The extension provides much needed additional area and included a master bedroom with an en-suite shower room and a dressing room or smaller bedroom on the first floor, whilst the ground floor comprises of a large kitchen dining area and a smaller family room to the front.

The refurbished first floor comprises of a large bedroom and house bathroom, whilst on the ground floor there is a large open living room with oak staircase to the first floor.

The whole of the basement area 8.000 x 8.000 metres will be converted to a Granny flat to include a living room with dining kitchen area and bedroom with en-suite shower room at a later date. The whole of the property has been upgraded to meet current Building Regulations and includes an air source heat pump to provide both domestic hot water and heating for each room.
