Renting your first apartment can be an overwhelming experience. It’s hard to know where to start your rental search, how to budget for a big move, and all of the red flags to look out for when you view an apartment for rent.

Renting means preparing for the worst and hoping for the best in your new small home. 1. Budgeting well is key

I wish I knew I’d be lumbered with yet another twin bed for my first year outside of dorms because I made poor budgeting decisions — cue the tiny violin — but now I've learned that lesson the hard way, I won't make it again.

Whilst we're not financial advisors, the wider Real Homes team has years of renting experience between us and we can offer sage advice on how to avoid rental scams, as well as budgeting smartly for your apartment furniture essentials. 

Before you commence your apartment search, think about your rental budget and how much you can realistically afford to spend on living expenses each month, which will include utility bills, grocery costs, and transportation.

Don’t forget to take into account an initial security deposit. Most landlords will require this fully refundable upfront payment to secure your apartment and its purpose is to cover any damages that may occur during your tenancy. Expect to cough up between one and two months worth of rent in addition to your usual monthly rental cost.

In fact, Amazon is a great place to shop for home furnishings as they offer a speedy delivery service and refunds are simple if you make any pesky measuring mistakes or simply, hate the item when it arrives. With plenty of sales, including Amazon Prime Day 2024 approaching in July, big ticket furniture items from the retailer are a sound choice.

Real Homes editor Punteha van Terheyden furnished her first apartment from scratch. She says, "I was moving out of my parents' home and in with my boyfriend and had a lead time of six months. The first thing I did was make a comprehensive list of what furniture, appliances and other items we had between us, including our bedroom and dining furniture and decided what we'd keep or sell.

"Then, I started a room-by-room list, made wish-lists of items I wanted compiled with plenty of time spent reading customer reviews, and figured out the budget we had between us for everything we needed."

Punteha signed up to retailer newsletters and as soon as their flash or seasonal sales popped into her inbox, used her allocated budget for shopping to grab the things she and her partner needed at discount.

She adds, "Over those six months, I stashed all my buys in a family' member's spare room and attic so by the time we came to moving in, we had absolutely everything we needed!"

Her top tip when compiling your furnishings list is to pick the best cookware you can afford as it really makes a difference and will save you having to replace them every six to 12 months like she did at the outset.

If you don't have months of prep time, don't fret. Emily Lambe, deputy editor at Real Homes, didn’t just move to a bustling city, but an entirely new country, and is uniquely qualified to comment on finding and furnishing a home in an entirely new place.

She says, “It was a bit overwhelming to start completely from scratch. All I had with me were the clothes and personal items I brought with me, so getting everything I needed for my first apartment took time. Don’t be in a rush to buy everything all at once. If you panic buy everything in one go, you may regret your choices down the road, once you have a little more budget to work with. Just get the absolute necessities and work your way up.”

It’s also a good idea to get a feel for the place before going all-in when buying furniture and decor. “I bought a set of garden furniture and used that in my living room for three months,” says Eve Smallman, content editor at Real Homes.

“By doing this, I was able to assess what furniture I felt would be useful in the space. This also allowed me to take my time kitting it out with essentials and finishing touches. Enjoy the journey, rather than rushing getting everything at once!” she adds.

I am personally an avid cook so kitting my kitchen out with essentials when I moved was a major priority (and, perhaps, some non-essentials. Hello Kitchen-Aid stand mixer, my beloved). 

I agree that quality cookware is a sound investment. My first choice is the Hexclad frying pan, available on Amazon, because, not only is it a highly rated non-stick piece of equipment, but it’s both dishwasher and oven safe due to its metal handle.

2. Old buildings can be problematic

Punteha's biggest apartment renting surprise was how much living in an old building became a nuisance for energy costs, and decorating.

She says, "My first apartment was in a drafty old city flat, first built in the 1920s. It was spacious because of the design period, but it was a bit damp, the air always a bit humid, and the windows not double-glazed.

“That made our laundry hard to dry (we ended up buying a dryer which isn't standard in UK homes), and our heating bill was immense. If I'd known that, I wouldn't have moved in, to be honest. It was a daily battle with condensation around the windows, and the plaster on the walls was crumbly so we couldn't hang things on the wall of our apartment unless using command strips from Amazon."

Personally, I think eclectic artwork is a fantastic way to personalize your space. This can be achieved via various gallery wall ideas or simple, framed statement posters, which are secured to walls damage free.

Command strips are super simple to use, don’t require any tools, and can be easily removed without damaging walls when you move out. Genius. If you’re still worried about adorning your walls, Punteha had the smart solution of utilizing shelving. 

“I had freestanding renter-friendly shelving units and storage units where I popped lots of photo frames filled with pictures of both of our loved ones,” she says.

3. Finding your apartment

Once you’ve finalized your budget, we recommend using reputable websites to find your first city apartment. This is your safest bet for avoiding scams and swerving unsatisfactory housing conditions. 

Most sites have pretty fantastic search parameters, where you can specify your chosen apartment necessities. This ranges from your selected neighborhoods and minimum and maximum budget, as well as any non-negotiable requirements you may have, such as in-unit laundry facilities, and the number of bedrooms from a studio apartment and beyond. 

From here, scope out the market, readjust your priorities if your budget doesn’t stretch as far as you’d hoped, and create a shortlist of places you can see yourself living in.

4. How to find roommates

Living with roommates is a great way to make friends in a brand new big city, plus, sharing a space saves a little cash each month. In major US cities, particularly New York and Los Angeles, monthly rental costs have been ever-increasing and living solo has been an ever-decreasing experience for those in their 20s looking to rent a first apartment. 

Using reputable websites like spareroom.com and diggz.co will help you if you’re moving to a new city for work and perhaps you don’t know anyone yet, whilst simultaneously avoiding potentially dangerous renter scams with their vetted profiles. 

Instagram and Facebook will also be your new partners in crime; searching for roommates in localized groups, such as @friendzny and Los Angeles Roommates, is an amazing way to communicate with like-minded people, often offering opportunities for both long and short-term lets and sublets. 

These social media renter platforms exist for a ton of major cities, including, but not limited to; Boston, Chicago, Austin, and Seattle, and can even be as specific as particular neighborhoods.

If you do have the financial means to rent your own space, you’ll benefit from the sole use of your communal space and the ability to decorate your apartment, with renter-friendly DIY fixes, of course, to your personal taste.

However, if you don’t, I had an incredible experience living with pals during my first big-city rental experience. When I was looking for a new place to call home, I buddied up with two friends from my freshman dorm and we then shared a three-bedroom home for a year. We did not have the budget to decorate our space ourselves and made do with landlord-provided furniture but, boy, did we have a lot of fun. 

Eve Smallman, content editor for Real Homes, found her roommates online after living in dorms. “I used online site Spareroom to find a — you guessed it — spare room in a house share.”

She continues, “At every viewing I made sure to meet a couple of the housemates in order to get a feel for the vibe in the house and make sure I’d be comfortable living there.”

Throughout my 20s, I have lived on my own and with roommates. There are certainly pros and cons to both — not least bickering about whose turn it is to take out the trash — but, personally, I would choose roommates every time as I love the feeling of a busy home and the chatter that comes with it. This isn’t always the case, though.

“I live in a quiet, one bedroom apartment with my partner and find the cozy atmosphere really calming," says Emily. "While less space to work with can be a drawback, having less people in the house means we can really make it our own and settle in."

5. Attending viewings, signing contracts, and getting the keys

Searching for an apartment within your budget is one thing, but actually securing an apartment in a big city is quite the other. The rental market in metropolitan hubs is fast-paced, cut-throat, and, at times, demoralizing (remember: we've been there and are proof it all comes together in the end). 

As soon as you spot a new apartment listing online, contact the realtor or individual listing the room as soon as possible. If you already think that life moves quickly in cities, times that speed by 100 for the rental market. 

It’s imperative that you keep checking your chosen rental portals every single day and arrange your viewings, whether they are virtual or in person, as soon as possible. 

Punteha advises that when she was searching for her two-bedroom apartment to have space to welcome guests, she would schedule between 10 and 20 viewings to attend in one go within a couple mile radius for when she had time off work or over the weekend. 

“It was exhausting but so productive as it quickly helped us rule areas, styles, and essential apartment features in and out,” she explains. “We also did a mix of big real estate agent bookings, and small-family run independent realtors who had access to cool listings exclusive to them. "

Punteha ended up finding her first apartment through an independent agent recommended by a local friend. "He agreed to give us first refusal on new listings," she says, "and we signed our apartment up before it went online, helping us beat the gazumping madness." 

Prepare yourself to get knocked back, offer more than the asking price, and line up with hoards of other hopefuls at an open house viewing, all with one goal: securing the very same tenancy as you. 

When you’re viewing a potential new pad, keep an apartment inspection checklist of red flags to look out for, which should dissuade you from placing an offer. Check out the shower. How is the water pressure? Are there any signs of damp or pre-existing damage? Or does the landlord seem a little shifty about contracts? 

Emily advises, “Make sure you’re able to give the apartment a thorough viewing before putting a deposit down. Go around and photograph everything and take note of anything that may look out of place like a chipped door or loose handle. Always get everything in writing and keep a record of any changes made to the apartment."

Eve adds, "I rented my property in a very competitive area, so I was keen to say yes to the house as soon as I could. That being said, I still took my time asking the estate agent the history of the property and any issues the landlord had experienced while renovating. If you ask any questions and are given vague or unrealistic answers, it’s definitely best to move on and find somewhere else."

Once you’ve found your dream pad, your offer has been accepted, and there are no signs of any potential rental issues, it’s time for contracts.

It’s essential to have a tenancy agreement in place, outlining the cost per month, length of your tenancy, pet policy, and eviction or leaving notice periods. Be sure that the contract includes every person who will be living in the household so that you can all sign on the dotted line — this step is vital in the rare case that there should be a legal dispute between yourselves or the landlord later down the line.

So, your contract is now signed, sealed, and delivered to your new landlord. Guess what that means? You’ve made it!

The relief I felt at this stage of the first-time rental process was unmatched by anything I’d felt before. Whether your path to securing the keys was via countless roommate interviews, online viewings, or in-person open houses, it’ll likely feel the same. This experience certainly isn’t for the faint of heart, so raise a glass to your success. But don’t get too comfortable, it’s time for the much sweeter task of planning your interior decor choices, getting ready with that moving-in checklist and learning how to decorate your new apartment on a budget.

Moving into your first rental outside of the dorms is very exciting, but trying to figure out how to get your college apartment security deposit back isn't so much. Whether you’re living alone or with a roommate or two, moving into your first off-campus living space is an experience you are unlikely to forget. 

From apartment hunting to choosing furniture to waking up on move-in day, the experience can be stressful, but happy. 

However, one day that generally isn’t happy is move-out day. There is so much to do between boxing everything up, getting all the boxes out, and moving on to your second place. So it may come as a surprise when you get your security deposit back and the amount ends up being a fraction of what you paid. 

How to get your college apartment security deposit back

Let's first start with what a security deposit actually covers. "A security deposit typically covers damage to the home (excluding normal wear and tear), unpaid rent, or other lease charges during a renter’s occupancy of a rental property," says Tim Sedgwick, vice president of operations at Real Property Management, a Neighborly Company. So how can you get the full amount of your security deposit back? Here is what you need to do.

1. Take plenty of photos and videos

Before you start breaking down your moving boxes and unpacking, take photos of every room in the home and clock any rental red flags. If anything looks off, such as chipped paint, a scratched wall, or a cracked bathroom tile, take a photo. You can also take videos. Then e-mail these along with notes to your landlord so you aren’t charged in the future. They also may be able to repair things like broken electrical outlets and malfunctioning garbage disposals. 

Whether it's a big paper that’s due or rushing a sorority, we all get busy, but be sure to report maintenance issues as soon as you can. “Ignoring leaks, faulty electrical outlets, or broken appliances without reporting them to the landlord can lead to more significant problems," says Sedgwick. "If these issues worsen due to neglect, the landlord may deduct repair costs from the security deposit."

Plus, you’ll be less annoyed by that dripping sound coming from your bathtub.

2. Return your college apartment to its original state

Did you paint your bathroom blue only to discover it's against your lease? It’s not the end of the world, but you need to paint it back to the original color before you move out. "Students may paint walls, install shelves, or make other alterations without the landlord's permission," says Sedgwick. "If these changes are not restored to their original condition upon move-out, deductions for repairs can be made from the security deposit." Have a few paintbrushes and rollers on hand (like this highly-rated set from Amazon) to get everything back to its original state.

3. Make sure your space is sparkling clean

Your apartment was probably clean when you moved in. So, it’s important to leave it the same way. This isn’t just to be courteous. Your landlord is likely to deduct the cost of a cleaning service from your deposit. Keep in mind, it’s often cheaper to hire your own cleaner than to use your landlord’s.

Then Sedgwick suggests documenting it. "Take photos or videos of the cleaned and empty rental unit after you've completed all cleaning and repairs," he explains. "This documentation can serve as evidence of the property's condition when you left. By thoroughly cleaning and maintaining these areas, you can leave the rental unit in excellent condition and increase the likelihood of receiving a full or nearly full refund of your security deposit. Be sure to also review your lease agreement for any specific cleaning or maintenance requirements specified by your landlord."

4. Discuss pets before you move in — not after

Having a furry friend to keep you company while living in your first apartment is a lovely idea, but make sure your rental agency or manager knows. "Keeping pets without the landlord's permission or not following pet policies can lead to deductions for damages caused by pets, such as stains, scratches, or odors," says Sedgwick. So, if you already have a cat or are dying to get a Bernadoodle, don’t move into a building that doesn't allow pets.

5. Discuss notice periods and move-out dates

Make sure you read your lease so you know how much notice you have to give before moving out. It’s typically 30 or 60 days, but it could be more or less. “Some rental agreements require a specific notice period before moving out. Not adhering to this requirement may result in a penalty or a deduction from your deposit,” says Sedgwick.

6. Share your next address 

You’ll never get your security deposit back if the landlord doesn’t know where to send it. "Failing to return all keys and not providing a forwarding address can delay the return of your security deposit," he says. "Landlords need to ensure they can reach you to return any remaining funds."

Retrieving your full security deposit can be stressful, but by following these steps, it shouldn't be too big of a deal. One of the most important parts of learning how to be a good tenant and getting your money back is clear communication.

Setting up the Ninja Thirsti

The top on these little pods flips all the way back and you push them in upside down (no, they’re not going to spill!). It will click when they’re installed correctly, and you’ll raise the flavor carriage back up.

Then you’re onto the thrilling part. First, you’ll select your bubble level. You can choose still, low, medium, or high bubbles. Medium is a classic seltzer, but I tend to go high. If some bubbles are good, more are better, right? You’ll then choose the size. I love the 6-ounce size. It’s just enough for a shot of flavor in my afternoon. Next, choose your level of flavor intensity. One is a lighter touch of flavor, while two is more bold. I usually go with two, though I’ve switched it up with one on strawberry, two on mango, or whatever feels right that day.

Lastly, press the start button, and you’re in action. As I mentioned before, the machine is loud. It’s not bad loud, but you may wonder if it’s working correctly the first time. It is, and it’s going to churn out a perfectly flavored seltzer. One of the quirks you’ll notice is that the water drops down suddenly and dramatically as it dispenses each 6 ounce-cup of liquid. I’m not sure if that was purposeful from Ninja, but I love it. It’s a “woah, there it goes!” moment. 

Once the lights go out and the machine chimes, it’s time to sip! I ended up down a rabbit hole of drink ideas earlier, and I may try the spicy strawberry lemonade or the orange creamsicle that I found on Ninja’s YouTube channel next.

Cleaning the Ninja Thirsti

I haven’t noticed that the Ninja Thirsti Drink System gets particularly dirty but, of course, it does need to be cleaned regularly. The drip tray and drip tray bucket are both safe to wash in the top rack of your dishwasher, though I also wipe them down after every use. 

The water reservoir can be cleaned with warm soapy water, though keep that one out of the dishwasher. Additionally, the flavor funnel and flavor carriage — the two areas I thought saw the most residue — should also be cleaned. The flavor funnel can be removed and cleaned with warm soap and water, while the carriage can be wiped with a damp microfiber cleaning cloth monthly. 

When it’s time for a deep cleaning, which should happen once a month, combine 12 ounces of water and 12 ounces ofwhite vinegar in the water reservoir. Run a clean cycle by pressing the bubble and size buttons at the same time, for three seconds. Run through a second time, then rinse the reservoir, and you’re done! 

Is the Ninja Thirsti right for you?

Whether the Ninja Thirsti Drink System is worth it for you is going to depend on your level of seltzer fandom. If you’re drinking a 12-pack of seltzer every week, stop what you’re doing and buy the Thirsti. How we tested the Ninja Thirsti

The Ninja Thirsti Drink System was sent to me by Ninja, and I tested it out daily for several weeks before writing this review, trying multiple combinations of flavors and carbonation levels. So far, it’s still earned a spot on my countertop, but I’ll update this if that changes.

There’s no denying it — apartment living comes with some major pros and cons. Some of the perks are that apartments are generally a more affordable option if you are saving money to buy your own house one day. Additionally, apartment amenities can be plentiful. From rooftop pools and fully-equipped gyms to pet services and gated garages, apartment complexes can exceed all of your expectations. 

Large apartment complexes are growing more and more popular — especially in big cities. With that being said, because apartment complexes are often large, that means they can come with day-to-day living challenges. 

Noisy neighbors can keep you up all night and littered hallways can be unappealing to come home to. There are a number of reasons why you may need to file a complaint against your landlord. While it’s an unfortunate spot to be in, it’s better to be vocal about the things that are bothering you rather than suffer through a stressful living environment. 

Here, we’re highlighting exactly how to file a complaint against your landlord — don’t be afraid to speak up for yourself! 

What can I complain about? 

There are a number of situations that can provide you with the means to move forward with filing a formal complaint about your landlord or apartment complex. This list includes some of the most common reasons for submitting a complaint:

Complaints are not limited to this list but these will warrant a more formal complaint than an upstairs neighbor who always seems to be making noise. These issues should be taken very seriously by your landlord and/or leasing company. To give your complaint the most impact, you'll want to follow the steps outlined below.

Don’t ditch the details 

When you’re dealing with an apartment issue, it’s important that you keep detailed documents of everything going on in your space. Before proceeding with your complaint to either your landlord or management company, compile all of your documents and present them in an organized manner. 

If there are visible damages or neglect to your living space that need to be addressed, take photos of them. If there is an ongoing situation that you can see or hear, you can also try to get video proof. 

Additionally, be sure to log any phone calls or discussions with a property manager or a landlord when you have them. It’s also smart to follow up on any conversations with a recap email so all interactions are documented in writing. You don't want to be in an unfortunate situation if you have to break the lease.

Apartment complex complaints 

If you live in an apartment complex, filing a complaint may be a multi-step process — don’t let this intimidate you! There is likely a property manager who is your designated contact in the building. You should start all complaints with this person. When your issue goes above and beyond an issue that can be solved by this individual, you should file your complaint to the company of the property. As mentioned above, this complaint should be in writing and sent via email or mail directly to the holding company.  

Filing a complaint with a landlord  

If you deal with a landlord directly for all of your living needs or concerns, you should have your complaint conversation with them first. Prior to this meeting, make sure that you read your lease and understand all the terms and conditions and also understand what rights you have as a tenant. 

Come to the meeting prepared and knowledgeable about what is already contractual. If a meeting, conversation, or email does not solve your issue, you will need to file a complaint with a government agency. How you go about this will vary state by state, so be sure you research where to submit this claim based on where you live.

One important tip when dealing with your landlord is to maintain your status as a good tenant. Although you may want to give them a taste of their own medicine, you don’t want to give them any grounds to create a case against you. 

When to seek legal advice 

If you want to proceed with filing a formal complaint, it might be necessary to seek legal advice before proceeding. It’s possible that your complaint could elevate to small claims court. When dealing with complex parties or situations, professionals will have your best interest at heart. 

There are a lot of things we love to “raise” in life. To raise a glass to a newlywed couple. To receive a raise in salary at work. Raise money for a charitable cause. Or raise the roof to your favorite music at a party. However, if there is one thing we hate to see raised, it’s our rent. 

Unfortunately, it’s not uncommon for rent to be raised over time, regardless of where you live. Over the last five years, rent has steadily been increasing across almost all U.S. states. You may be wondering how much you can actually afford.

With that being said, it is important to remember that each lease, each state, and each circumstance is unique. But the fact of the matter is your landlord can, and likely will, raise your rent at some point. While none of us enjoy dealing with a raise in rent, especially after finding the perfect apartment, so these tips will lift your spirits about the situation. 

 When can rent be raised? 

The good news is that your landlord cannot raise your rent whenever they want. Ideally, these terms are included in the lease agreement that you signed and the rental price must follow those lease terms. For example, if you signed a one-year lease, the rent cannot be raised until that one-year lease has expired. If your lease is only for six months, the same rules apply.  

 Where can rent be raised? 

As mentioned above, each state has different guidelines so it is important to read up on the trends in the city and state you are living in or considering living in. Some states are known for high rental costs and have a reputation for yearly increases. Other states are known for affordable housing costs with minimal raises. If you do some quick research you can see how your landlord might act based on their location. As they say in real estate, it is all about location. If you are tired of rising rent, consider relocating to a city or state that better fits your lifestyle — don’t be afraid of a little change!  

 Why is rent raised? 

This is the million-dollar question…why is rent so high? Why is it getting even higher? The simple answer is that landlords raise the rent because they can. Landlords benefit from a higher rental cost. Post-pandemic, we are seeing the difficulties of buying a home and landlords are reaping the benefits of rental properties. On the flip side, their personal cost of owning a rental property is going up as well. Inflation impacts us all, and rent is just one way we can feel impacted by it. The more costs incurred for the landlord, the more you’ll have to pay — unfortunately.  

 How high can your rent be raised? 

 Again, we wish this was a straightforward answer but each state, and even city, has different rights supporting both landlords and renters. Few cities have rent control — meaning there is a limit on how much rent can be raised. Unfortunately, that is the exception, not the rule. A simple online search can tell you if your city has rent control. 

On the bright side, your landlord will have to inform you of any raise in rent with advance notice. Anywhere from 30 to 90 days is standard practice for informing tenants of a raise. If the increase isn’t feasible for you, this time will allow you to find a space that’s more budget-friendly. 

 Rent is rising — What can I do next?  

Don’t be afraid to negotiate! When faced with a circumstance like this, it’s easy to feel depleted, frustrated, and just give in. Don’t give up so easily. You are a great tenant, right? List all the positive attributes you bring to the table in writing and present that to your landlord. If your landlord is suggesting a raise of $800, suggest a compromise of $500. You never know unless you ask. 

If the increase is inevitable, try to think of other ways you can cut costs around the house. If you have a two-bedroom living space consider a roommate. Remember, by adding another occupant to the house you are not only splitting the rental cost but also the expense of utilities and supplies. That can add up quickly and make a noticeable difference in your monthly bills.

If a shared situation is not for you, these tips can help you avoid a raise in rent:

Sure, the worst part about leasing a space is that you face the risk of your rent raising, but it’s actually quite common. You can choose to accept the increase or look for another place. Either way, you get to choose how it ends while your landlord does not. Remember to be realistic about the situation, and don’t be afraid to put in the work to find the right space.

Okay — so you’re probs reading this because you’re searching for an apartment (here’s an item checklist for when you’ve got one, BTW). I know that feeling of scrolling through sites, dreamily looking at homes that look straight out of Selling Sunset. But bestie, you’ve got to be realistic.

When looking for a new place, you need to think about your hard-earned dollar. Yes, having a gorgeous interior may be the dream, but there are ways to decorate your apartment without breaking the bank. So, you can stay within budget and live the good life.

I’ve spoken to experts to find out just how much rent you can afford, ways to budget to keep to this, and what happens if you can’t afford your rent. This way, you can get your quarters in order, and move into the right apartment for you and your wallet.

How much rent can I afford?

First of all, you need to consider your current income-to-expense ratio. “A good rule of thumb for renters is to set aside about 30% of your income for rent,” says Ryan Barone, CEO of RentRedi. “That being said, you know your priorities and spending best — you may spend more or less than 30% based on your values.” It is also worth checking your landlord and city’s salary requirements for renters. “For example, in New York City, renters are required to make an annual salary equal to 40 times the monthly rent on the apartment they’re applying for,” he adds.

It’s also worth noting that if you don’t have any regular repayments, you may have a bit more to play with when you start booking in apartment tours. “Someone with no other debts such as car payments, student loans, etc may be able to afford a bit more,” says Kendall Meade, certified financial planner at SoFi. “I recommend that you sit down and build out your budget to see what would fit comfortably, while still allowing room for savings.” The key is in planning, people.

How to budget when renting

Okay, now you’ve figured out how much rent you can afford, it’s time to put a budget plan in place. Meade says that a great first step for this could be the 50/30/20 budget. “This is a system where you divide up your monthly income into three categories, based on percentage. 50% towards needs, 30% towards ‘wants’ and arguably the most important, 20% designated for ‘savings’ and other money goals like paying down debt.”

She says that it’s worth keeping in mind that if you are in a very high cost-of-living area, your costs may not fall within this range. Therefore, it is majorly important to adjust your wants category to offset an increase in needs, while maintaining your savings whenever possible.

If you plan out your budget and you are ever spending more than you are bringing in or don't have any room for savings, Meade explains that you may need to make some big changes. “This could include moving to a lower cost option, getting a roommate, or trading in your car for a more affordable option.”

Only a li’l bit off having enough? Meade suggests removing your card from shopping and takeout sites to stop impulse purchases, doing an audit of your subscriptions (do you need to pay for your ex’s Netflix? No!), and waiting 24 hours before making any non-essential purchases.

FYI: I personally find it helpful to carry a smaller wallet, like this cute FurArt one that’s Amazon’s Choice, rather than one that has space for cash. This is because I always seem to spend more when I have cash on hand.

What happens if I can't afford my rent?

Worried about having a change of circumstance that could leave you struggling? Thinking about what happens if your landlord ups the rent? There are lots of reasons why you could end up in this sitch. If you do, you def need to own up to the problem, in order to make it easier to solve. “Depending on where you live, a number of things can happen if you break your lease,” explains Barone. “Paying one or two months of rent is a common penalty for breaking a lease, but this can range depending on your landlord and/or the lease terms you have agreed to.”

To start with, Barone suggests reading your lease agreement carefully to see what your landlord’s terms were when you signed. This will give you a good idea of what to expect if you need to get out of your lease earlier than planned. From there, communicate closely with your landlord and see how you can both mutually help find a solution. “Some landlords might be okay with an early move-out and the more notice you can give, the better. It’s always best to talk with them and see to see what is possible to accommodate.”

Barone also adds that depending on your landlord’s circumstances, some may be able to accommodate a unique arrangement for you. This setup could mean discounted rent in exchange for maintenance duties. “You really won’t know until you ask, so strike a positive relationship with your landlord to see what’s possible,” he adds.

If you do work out a special arrangement with your landlord, make sure everything is laid out in your lease or a lease addendum. This way, everything is clearly documented. Moving into your first apartment? Upgrading to a condo? Regardless of where you decide to set up shop, there are plenty of rental red flags that should not go unnoticed.

We can't be there to sound the alarms while you sign your lease, should there be any major issues, but we can give you a few pointers from the pros that will make your search for a home a lot easier. 

Rental red flags you need to know how to spot

Before you find the feng shui for your space, you'll need to scope out the property to make sure it's comfortable and safe. It's easy to spot some potential problems — rodents, broken appliances, creepy, kooky, and spooky neighbors — but other parts of the rental process could be just as problematic, but not as obvious. These scenarios have us waving red flags.

Day-to-day amenities don't work

Keyanna Bowen, the founder of East+Lane and the host of Rental Redo on Magnolia Network, insists that you should eyeball a rental the way you would a property you're considering purchasing — in the end, they're both home. 

Start with the "day-to-day non-cosmetic things." Do the toilets flush properly? Have you flipped all of the light switches? Is the water pressure OK? These necessities can often go unnoticed in the excitement of perusing a rental apartment, condo, or house for the first time, so make a checklist if you need to!

Unattended areas are neglected

If hallways, laundry areas, outdoor spaces, and mailrooms look like a disaster, take it as a sign that the apartment itself might also need some TLC...or a lot of TLC.

"Check the maintenance," suggests Chelsey Brown, the founder of CityChicDecor.com and author of Rental Style: The Ultimate Guide to Decorating Your Apartment or Small Home (available on Amazon). "Seeing how the management or landlord upkeeps a home or complex can tell you how they will upkeep your actual unit."

And should something seem less than stellar upon move-in day, bring it to the landlord's attention.

"A unit we moved into in Brooklyn in 2019 did NOT have fresh coats of paint when we moved in, and had scuff marks from the previous tenant, along with cracks that weren’t covered up," Becca Siegel of Halfhalftravel.com recalls.

Take pictures throughout the journey so you have proof if something is out of whack. It's always good to photograph your space upon arrival and before you hit the road, so you have documentation that shows you were a good tenant and maintained the space well.

Lease details are murky

Pump the breaks if you have a landlord who's loosey-goosey with lease agreements or is forcing you into terms that you're not comfortable with. You're going to have to read that fine print thoroughly, friends. "Make sure you’re understanding what you’re signing," Bowen implores. Clarify how much rent is and what utilities are included in your agreement.

Payments are being rushed

We get it — you're excited about creating a space of your own. You're ready to implement apartment hacks to utilize every last possible inch of space. It's an exciting time for sure, but don't rush into handing anything over — especially finances. 

"A legitimate property manager or landlord won’t ask you to hand over a large sum of money before seeing the rental property and reading through the lease," says RedFin's chief economist, Daryl Fairweather. "However, during the application process, you can expect to pay certain fees upfront, such as application fees and a background check, whether or not you ultimately sign a lease for the property."

The landlord is unapproachable

Though you likely won't have much contact with your landlord, a property owner should still be approachable — especially considering a stranger is moving into their space! 

"If you hear that the landlord or manager is 'out of town,' sick, or otherwise detained, but you’re still expected to pay a security deposit or first and last month's rent upfront on the spot, you may be facing a scam," Fairweather notes. "Scammers are good at making everything seem legitimate — some even reference a fake lawyer or other third parties who look after things in the owner’s absence."

Brokers aren't upfront about utilities

Even if you're in the smallest of spaces, the shoebox to end all shoeboxes, calculate what your monthly utility bill will look like so there aren't any surprises when you move in.

"Ask the management or landlord what the average cost of electricity is per month in a similar unit to what you’re looking for," Brown recommends. "In poorly-insulated buildings, you could be paying hundreds of dollars per month on electricity. One time, my electric bill was $290 for a previous studio I was living in mid-summer!"

It's all in the details, folks. But now that you know what to do when scoping out rentals, it's time to sign the lease and make your way in. The next step? Designing your small apartment on a budget. 

Whether you’re moving into your first apartment or looking for a place to call home in a new city, finding the right apartment can feel like a daunting task. 

As the housing markets in some cities become more competitive and rentals become harder to come by, finding an apartment requires tact, organization, and field sport-like skills. Even for those who are adept at wading through classifieds, apartment hunting can be tricky. 

With complex apartment applications, scammers, and short turn-around times between tenants all in the mix, it can be tempting to settle for less than you hoped for. However, if you have a better understanding of the process, you have a better chance of finding the place of your dreams 

 Have Your Paperwork Organized 

Rule number one: You need to prepare for when the right space comes along. Before your apartment hunting even begins, you need to collect any paperwork you might need for apartment applications, such as pay stubs, job contract letters, bank statements, and more. 

Time is often of the essence when it comes to applying for rentals. Without this information, you could risk not being prepared enough to submit an application in time and losing the place you wanted. 

 Deep Dive Into The Online Marketplaces 

Those with a penchant for hunting might prevail in finding a rental in the online marketplaces, like Zillow Rentals, Apartments.com, Apartment Guide, and the like. Even if you spend a good amount of time searching for what you want, at the most popular classified websites, you may still come up short. 

If this is the case, you could try less popular online marketplaces, such as Facebook Marketplace or Craigslist. When searching through any online classified be sure to take the proper safety precautions to avoid scammers.  

 Take A Walk Through Your Dream Neighborhood  

Although many realtors, brokers, and property management companies post their listings online, there are always landlords who prefer word-of-mouth and don’t advertise online as much. 

In order to find the unlisted apartments, take a walk around your choice neighborhoods to search for “For Rent” signs. Walking around the neighborhoods will also give you a feel for the space and give you a better understanding of the place you want to live. 

 Pay Attention To The Details In Ads  

Here’s a scenario: You’re a skilled home chef who lives in the kitchen and you’ve found the ideal apartment. There’s just one catch, there’s no oven! Without thoroughly reading through classified ads, online and in print, you won’t get the full story and might waste time viewing apartments that don’t fit your criteria. 

Instead of rapidly viewing as many apartments as fast as possible, make a list of your “deal breakers'' (examples include needing a place with in-unit laundry, a certain number of bedrooms, or an outdoor area). If an apartment doesn’t meet your basic requirements, it’s best to move on. Your dream place might be right around the corner. 

 Consider Your Dream Place 

In order to get the best sense of where you want to move, make a list of all the aspects of your dream apartment. Although you likely won’t find one that checks off all your wants and desires, you might get a better understanding of what elements are wants and what are absolute “deal breakers" so once you move in you can make the most of your apartment.

 Uncover The Best Locally-Used Websites  

Although there are plenty of rental websites that are used in many cities — such as Zillow and Trulia — your own city might have a locally-used rental classifieds website. 

In order to find out what websites are commonly used in your city, you’ll have to ask around or do online research.  These sites allow you to filter down by type of rental, rent cost, neighborhood, and plenty of other factors.

 Talk To Your Friends And Acquaintances 

Even better than deep-diving on the internet is finding out what rentals or management companies are recommended by friends or acquaintances. 

By talking to people in the city you want to live in, you may find that there are commonly-used rental companies and locally-used classifieds you wouldn’t otherwise find. 

Reach out to friends (and friend of friends) to see if they know any apartments up for rent or have any tips on finding the best one locally. 

 Communicate Thoughtfully Throughout Your Search 

As you contact landlords and management companies in your search, be sure to always communicate using courtesy. Be sure to communicate clearly and answer any questions they might have before they ask. 

You never know if their approved tenant will end up falling out last minute, leaving them to consider the next person.  

 Hire A Broker To Help  

Especially for those searching for an apartment in a high-value city, such as New York City or Los Angeles, a broker or agent can help you narrow your search easily. 

Brokers also have access to unlisted vacancies or inside knowledge on new apartments accepting tenants. This will put you ahead of the game on your apartment search and can help you secure the place of your dreams. 

Second best is never as good, at least that's what we're always told. But there's something to be said for a rebound. Maybe not in your dating life, but it's very much true for your living situation — even if you get stuck with a tiny apartment. This is something content creator and freelance copywriter Lexi has proven. Her uplifting home is a case study on why you shouldn't be disappointed if the first thing on your list doesn't work out.

"This apartment was a total backup choice for us," she says, after living here for a year and a half. "We had our hearts set on another apartment that actually got rented out by someone else while we were still touring it, so we settled for this one. The apartment hunting scene in Boston is super competitive and unfortunately we were looking in October, which is a month later than you want to be looking in this area because of all the colleges here!"

What's your home like?

I live in an attic apartment of a classic old New England-style house, which means the third floor.

How did it look before you redecorated?

Oh my God, SO rough! When we were touring it, the landlord was actually there repainting and retiling the bathroom floor, which was urgently needed. Luckily, once we actually moved in, the bright primary wall colors were all repainted to a neutral gray-blue, which I don’t love but I don’t hate either. But I will say, it was not a cute apartment when we moved in — it needed a lot of TLC. And still does!

What is your personal interior design style?

My interior design style is kind of all over the place. I feel like the word “eclectic” is totally overused, but I think it is the best word I could use to describe it! I like a mix of mid-century pieces alongside some Danish pastel, and then I find myself really drawn to pieces that I don’t really have a term for — just things that are designed simply, functionally, and beautifully. I’m an aesthetics-first girl, so I don’t bring anything into my home that I don’t think is cute, but a marriage of form and function is ideal. I like a colorful and quirky space!

 How did you choose your color palette and decor?

Total instinct! I know I just went on about taking my time and being choosy, but often I’ll know right away if I’ve stumbled on the right thing for my place. Take my little Wiggle Room side table for example — I knew the moment I saw it that I needed it and that I wouldn’t find one that I liked more, but at the time that I purchased it, I didn’t really have a lot of similar colors in my bedroom. It didn’t matter to me though! In general, I just follow my instincts and operate under the belief that if I feel strongly about a piece, it belongs in my space, even if it’s different from the other stuff I have. I don’t mind having things that don’t match.

What's important to you when it comes to designing your home?

Beauty. It’s kind of a bad answer, really, isn’t it? Because I think in the mind of a rational person, functionality is number one — and it should be! — but I’m just not a rational person, and for me, being surrounded by cute things is always my first priority.

I think the most important thing I’ve learned since moving here is not to rush things; when we first moved in, I was so desperate to cover up the ugly-duckling bones of the apartment that I brought in pieces quickly just for the sake of having them. Now, if I feel like my home is missing something or there’s a specific thing I need, I take my sweet time in finding the perfect version of it for my space so that I’ll love it for a long time (and not Facebook Marketplace it within a few months).

Where did you get all your cute decor and inspo?

So as far as appliances & paint are concerned, both came with the apartment. None of it would be what I would have chosen, but when you’re living in a city apartment, sometimes you have to accept that stuff. The only things that qualify as appliances that I picked out are my Fellow Stagg Kettle and my Smeg milk frother, both of which I’m very obsessed with. 

Where do you get inspo?

Everywhere, but mostly Instagram! I save posts that really inspire me to a folder I have called “home” and I refer to it often to give me direction when I’m looking to bring in a specific something. Some of my favorite accounts for inspo are @anothachoppaand @nella.beljan, both of which curate posts from designers and creators from all over the world. As far as specific people’s homes I adore, I love the relaxing minimalism of @tatiananbodner ‘s home, Kayla Blanks’ sunny Brooklyn apartment, and everything going on at @anotherflat__.  

Biggest challenges with decorating your apartment?

The space itself. Living in a converted attic comes with a LOT of challenges — the ceilings come down at weird angles, the rooms are oddly shaped, and the living area, in general, is very cramped. Another challenge has been the floors. They’re original hardwood from when the house was built, which is so cool, but they haven’t been well maintained at all and the wood has stripped in some places. We’ve gotten splinters just from walking around, and have to wear slippers or thick socks in the apartment at all times!

Were there any obstacles or frustrations when putting it all together?

So many! Where to even start… If I had to boil it down to one major obstacle, it was the shape of the living area. Due to it being a converted attic, there’s a wall that juts out into the living area that shortens the room significantly and makes it really hard to style. For me, a sofa, coffee table, media console, and TV are a must in any living room, and just fitting those basic building blocks into that space was really challenging. I still don’t think it’s a great fit, but we’ve done our best with it and I’m content with how it looks considering the space we’re working with. 

Advice for other apartment dwellers and renters?

My first piece of advice is a total Marie Kondo-ism, but give everything a home. Every object in your place should have a home, and when you’re not using it, it should be in that home if possible! That’s the number one way I keep myself sane while owning a lot of “stuff” in a really small space. I have a specific place for my remote control, my stationery, my extra candles, my teas — literally everything. 

My second piece of advice would be to take it one thing at a time! Like I said earlier, I’ve made the mistake of buying a bunch of cheap, poorly made pieces just to decorate a space and try to make it feel “homey” as quickly as possible, and I really regretted that. And as a result, I ended up having to get rid of a lot of stuff over the course of several months as I replaced those pieces with more thoughtfully chosen ones. Don’t do what I did; if you’re eager to decorate a space quickly, take a deep breath and remind yourself that there’s no point in decorating for decorating’s sake. Choose your pieces carefully, and choose ones you really adore, ones that make you smile. If you do that, you can’t help but love how it turns out!
 

What does home mean to you?

I’ve struggled a lot with both mental illness and chronic illness/chronic pain for most of my life, so for me, home is the ultimate sanctuary. It’s where I recover, it’s where I rest, it’s where I can curl up with a cup of tea and my heating pad and an 800-page fantasy novel. My home is the only place where I know I’ll feel 100% comfortable, both physically and mentally, and that’s everything to me. 

What projects are next?

If I’m being completely honest, the thing I’d like to do most is move! There’s a lot I love about our current apartment, but all of my favorite things about it are things I brought into it, things that would come with me into my next space. I do kind of like the wonky slanted ceilings of our converted attic apartment, as they present some fun design ideas for hanging things, but overall I think this specific space comes with a lot more limitations than it does opportunities, and I think I’d really be able to spread my interior design wings in a different apartment. 

So for now, no future projects planned at the moment for this apartment. I think I’ve done with it what I can, and I’m happy with how far it’s come!

What does your home security look like? If you’re a renter or you live in a flat, chances are, your home security system is lacking, or even completely non-existent. As Christmas approaches, now is the most important time to ensure you have peace of mind both in and outside of your home. 

Many renters rule out the idea of installing home security as they assume it’ll require drilling into walls and installing wires. You can be forgiven for thinking this is too much of a faff if you’re not entirely sure how long you’ll live there and you’d risk losing your security deposit.

And the situation is tricky for flat owners too. How can you protect your home if it’s in a shared building with shared access? Keep on reading to find out how and why you should look to invest in protecting your rented home or flat this winter.

1. Your possessions, safety, and peace of mind should be a priority

As house prices soar, our finances don’t always follow suit, and reaching the prestigious milestone of becoming a homeowner is only becoming more and more difficult. As a nation, we’re spending more of our lives in rented properties than ever before — with most people buying their first home in their mid to late 30s. That’s a lot of years of renting, not to mention, collecting valuables, and compiling expensive items. While monitoring your deliveries is all well and good, having a home security system for any type of property can prove vital for preventing potential crime. Whether you're moving out for the first time or not, knowing what questions to ask when viewing a house to rent is a must to ensure that you and the landlord are on the same page.

Finding a rental, especially in a hurry, can be a stressful undertaking. However, you should always aim to be as thorough as possible when looking for a place to live, regardless of whether it's for five years or five months. 

Renting is a reality for a huge number of people and, these days, a perfectly respectable option. You can and should expect a good standard of accommodation and a good relationship with your landlord. To make sure that your renting experience is positive, you should always ask a series of important questions when touring the apartment, which we outline below with the help of leading experts in the property sector. 

What are the top questions to ask your landlord?

If you need to find somewhere to live quickly and don't have the time or the energy to ask too many questions, zoom in on the most important ones. Jake Barlow, Founder of Property Store advises that as a tenant, you should find out that 'the landlord complied with all of their legal responsibilities. If they have, they will be able to show gas and electrical safety certificates, provide you with a copy of the energy performance certificate and ensure that fire safety regulations are and have been properly maintained. '

'If the landlord doesn’t have a robust onboarding process that includes giving you access to these important documents, there’s a chance the relationship isn’t off to a strong start.'

But these are just the basics. If you're looking for somewhere to live longer term and have the time to do your research, there are many more questions you should pose to a prospective landlord. 

1. When and how should I pay the rent?

The first month’s rent is generally payable before you move in, then monthly on the anniversary of the date the tenancy started. This can be done via bank transfer, direct debit or standing order. Insist on a receipt if the landlord’s old school and asks for the initial payment by cheque, and don’t hand over cash.

2. What's the local area like?

Adam Male, Chief Revenue Officer at online lettings agent Mashroom, recommends that this be one of the first questions you ask, as the area where you live will make a massive impact on your wellbeing.  'Get a first-hand account about the local area from the person showing you around the property, even if you already know about the postcode. Find out about everything from transport to local restaurants and whether it’s a safe area at night.' 

'Ask about the local community and what it’s like to live there on a day-to-day basis. People often desire areas they’ve visited a few times, yet living in the postcode is an entirely different experience. That’s why you should find out everything you can about the specifics of the area.' 

Live-in landlords or landlords who rent out their properties directly are especially valuable when it comes to telling you about the local area, but an estate agent will also be able to answer some of your questions. 

3. Is the property furnished, part-furnished or unfurnished?

This is another key area of renting a property. Do you already have a lot of furniture that you need o fit into a new place, or are just starting out your renting journey and ideally need somewhere that already has a bed/sofa/wardrobe? Male's advice is: 'If you’re viewing a property that’s currently still occupied, it can be hard to establish what furniture will be left behind once the tenants move out.' So ensure you know how the property will be left for the next tenant(s). 

'Before you sign your tenancy agreement, make sure you clarify whether the property is fully furnished, partly furnished or completely unfurnished, in order to find out what fixtures, appliances and furniture will be included when you finally move in. '

4. Have gas and electric checks been conducted recently?

'By law, landlords need to check that a property is inhabitable by conducting professional gas and electric checks. It’s often something that is overlooked during viewings, but it’s essential that tenants know that safety checks are up to date so they can be assured that they’re moving into a safe home.'

'Ask for a copy of these certificates for your reassurance, and don’t be afraid to check that appliances are in good working order before you move in too.' Says Male.

5. How long is the notice period, and how do I give this notice when I want to move out?

Most tenancy agreements are set for a fixed term of at least a year, with a notice period of at least two months before the end of the contract. Unless there’s a break clause – usually after six months - neither party can usually terminate the agreement early. If a new contract isn’t issued at the end of the fixed term, it will convert to a rolling periodic tenancy and notice can be given at any time. This should be served in writing, either by post or handed to the landlord in person.

Break clauses are not always included in contracts so be sure to ask the landlord or your letting agent to include this as part of your contract.

6. Which bills will I be responsible for?

Although heating bills are occasionally included in the rent – for example in a modern, purpose-built flat where they’re covered by the service charge – you’ll almost certainly have to pay for gas, electricity, water, broadband, council tax and a TV licence. Ask to see the last year’s utility bills, and whether you’re allowed to change the supplier, which could save you money.

7. Are pets allowed?

This can be a deal-breaker - and used to be somewhat difficult (or very difficult, depending on your area). Things are changing in this area of renting, though. As Male points out, 'the recent Rental Reform Bill white paper announced plans to make it easier for tenants to keep their pets in rental homes. Tenants will be able to request the right to keep a pet in the future, with conditions such as pet insurance likely to be needed to do so. Landlords will only be able to refuse keeping pets in the property if they can provide a legitimate reason.'

In the meantime, it is vital to be frank, as sneaking a pet in without permission could be a breach of contract. Meaning your cat or dog might help to sway your landlord, as will providing details of recent vaccinations and flea treatments. Offer to pay a higher deposit to cover any damage by your pet, and to get the property professionally cleaned at the end of your tenancy if this isn’t already included in the agreement.

8. Can I decorate? 

Many landlords won’t allow you to paint a room, or to fix anything – hanging pictures and mirrors included – to the walls without consent. However, they might be more flexible if you offer to return walls to their original state by filling and fixing holes in the wall you’ve made and by repainting when you leave. The contract should contain a clause stipulating exactly what – if any – alterations you can make, materials to be used – for example paint, not wallpaper - and if you can put up shelving or even install a satellite dish outside.

9. Who do I contact in an emergency?

As Male reminds prospective renters, 'every rental property has a landlord, but not every landlord is hands-on with their property. If you’re going to be a tenant, it’s important to know who will handle requests like maintenance and other factors related to the home.' 

'Make sure you have the contact details of the person or company you should be getting in touch with in the event of an emergency or if something goes wrong during your time as a tenant in that property.'

Believe us when we say: you don't want to be in a situation where your boiler has broken down in the middle of the night in winter and you have no one to call.

10. Is sub-letting allowed?

If you have a job that involves long periods away from home, subletting so that someone else takes care of the rent makes perfect sense. A landlord may not share this point of view, so ask the question and explain your circumstances, and you may be able to get a clause inserted so that subletting is allowed with consent.

11. Is any work going to be carried out between now and the start of the new tenancy?

While the idea of living in a pad with freshly-painted walls, a new kitchen remodel or bathroom is obviously very appealing, discovering that it’s still a building site on moving-in day isn’t. So find out if any upgrades are planned and what the time-frame is.

12. Can I work from home?

This depends on the nature of the business. Running an enterprise that involves customers, clients or deliveries regularly coming to your home, increasing wear and tear, and causing a nuisance to neighbours won’t be allowed, whereas a landlord can’t reasonably refuse permission to a sole trader working on a laptop, such as a freelance writer or graphic designer.

Of course, if you are renting in shared accommodation, it's important to know whether your working from home will disrupt fellow housemates and so it's worth looping them into the conversation to ensure that all parties are happy with the prospective setup in terms of how the space is shared, noise levels and so on.

13. Who is responsible for maintaining the outdoor space?

Outside space is a real bonus but can become a curse if you are responsible for its upkeep and don’t have green fingers... Check with your landlord who is responsible for garden maintenance and establish what you can and can't take care of. If you're sharing, it usually falls under the responsibility of all the occupants, so try and understand how the work is currently divided up if this is the case.

That way if it's actually going to be easier for the landlord to hire a gardener and add the cost to the rent, that can be established ahead of you signing the contract.

14. Do you have an HMO licence?

If you are moving into a flatshare, and three or more unrelated people will be living in it and sharing communal areas such as a kitchen, the house is classed as a House in Multiple Occupation, and your landlord must have a license in order to run the property in this way. The licence is meant to ensure that certain safety and sanitation standards are met. Be very wary of any landlord who won't readily let you see their licence.

15. What is happening with my deposit?

Most renters don't need to worry about deposits these days as there are now stringent rules around how much landlords can ask for and where deposits are held. Male explains: 'Landlords can ask for 5 weeks rent upfront which acts as a security deposit that allows them to recoup costs if any damage is done during the tenancy. You don’t need to pay any more than 5 weeks as your security deposit, so landlords should not be asking prospective tenants any more than what’s required.

'Ask where your deposit will be held during your tenancy and make sure you ask how long you will have to wait in order to receive it back, providing there’s no damage to the property once you leave.' 

16. Is there a working carbon monoxide alarm?

Landlords in the UK are required to have a functioning carbon monoxide alarm installed in a rental property. Avoid any landlord who doesn't have one as they are breaking the law and you don't want to find out what else they are unscrupulous about, not to mention that they would be putting your life at risk by not having a carbon monoxide alarm.

If you wil be living in a House in Multiple Occupation, the landlord also needs to ensure there's a fire alarm as a condition of their license. 

What should you definitely know before signing a rental contract?

Jake Barlow says that 'with respect to the property it’s important to know that both the landlord and the property are compliant. It’s also good to know the length of your AST (assured shorthold tenancy) to ensure you don’t overcommit in the beginning.'

What should I look for in a good landlord?

'It’s important to have good communication with either the landlord or their agent', says Barlow. 'You should also receive the same levels of transparency from them as you provide in return. This will ensure your relationship is off to a good start. Finally; and I can’t stress this enough, they must follow all regulations to ensure full compliance and ultimately your safety.'

If you’re reading this then you’re most likely in the process of either looking for a new apartment (which is obvi seriously exciting) or have just found one that you like. Perhaps, after weeks of searching, you’ve found an apartment that's a perfect fit. You can already see yourself arranging furniture, hanging pictures on the wall, and making it a home.

“First and foremost, individuals should inquire about the landlord/tenant laws in their locality,” notes Maiki Paul, a realtor licensed in Maryland, Pennsylvania, and Washington D.C. “Some states are more landlord-friendly than others, and knowing the rules will help you be your best advocate in the event something goes wrong.”

Paul says you can look for tenant advocacy organizations in your area that help tenants understand their rights. “These organizations will also help renters know the right questions to ask that are specific to their jurisdiction.”

From queries about the security deposit to what happens when it’s time to move, here are 11 things to ask before you sign the lease on your new place.  

How much is the security deposit?

Many landlords will require you to put down a security deposit before moving in. Paul recommends you find out what the maximum security deposit allowed is in your area.

“Some landlords try to take more than what is legally allowed,” she notes. “You can ask them to show justification for their requested security deposit if it seems outside of the norm.”

It’s common for the security deposit to be the equivalent of one month’s rent, but this can vary. Different states and cities have their own rules about the maximum security deposit allowed, so in some cases, your landlord can charge you a security deposit equal to two or three months of your rent. Other landlords may decide to only charge less than a month's rent as a security deposit, or may not charge a deposit at all.

What is the process for getting the security deposit returned?

In many cases, the security deposit is refundable following the end of your lease. If this is the case for you, you’ll also want to ask about what the process for having the security deposit returned to you will be when it’s time to move out. 

How will the rent be collected?

“While individual landlords may prefer you physically mail a check, newer systems may require you electronically pay your rent through a portal,” explains Allyson Waddell, an agent success manager at RentHop. “Make sure you know how to pay your rent ahead of time to avoid any confusion down the line.” 

Additionally, you want to be sure you understand exactly when the rent is due, and what the penalties are if you are late with the rent payment. 

Are utilities included in the rent?

Waddell notes that you should ask if your monthly rent includes things like electricity, water, and heat.

“If your building does not cover a utility like electricity, you should budget for that monthly cost and consider that when agreeing to the rent price,” she explains. 

Do I need renter’s insurance?

“Some landlords will not approve your application for an apartment unless you have renters insurance,” notes Gunner Davis, a realtor with Coldwell Banker Realty in Tampa, Florida. 

He also notes that even if it’s not required by your landlord, it may still be a good idea to get renters insurance for your own protection and peace of mind. 

“Renters insurance normally only costs $15 to $30 per month and will cover the cost of your things in the event that they are lost or damaged as a result of theft, fire, vandalism, etc,” he explains. 

If something breaks down, what is the process to get it fixed?

“The biggest thing I would recommend you look into is who is responsible for damages, repairs, and upgrades in specific situations,” says John Gluch, owner of the Gluch Group in Phoenix, Arizona. “For example, figure out what would happen if there were issues with the washer/dryer, oven, plumbing, and things like that. These are usually the issues when it comes to rental agreements and are things you should figure out beforehand.” 

He also notes that tenants should get this in writing beforehand because it will be much more stressful to figure this out when you’re also dealing with a potentially major maintenance issue in your home. 

What maintenance tasks am I responsible for?

Brian Davis, landlord and founder at SparkRental.com, says tenants should ask about this before moving in. 

“At a minimum, this usually includes replacing batteries in smoke detectors and replacing air filters,” he notes. “In single-family rentals, it often includes mowing the lawn, shoveling snow, raking leaves, and other basic yard maintenance.”

What are the building rules around pets?

If you have a pet, it’s important to find out whether your potential new home is pet-friendly.

“Find out if pets are welcome in the building beforehand,” says Davis. “If so, specify which animals are accepted. Make sure to get your breed approved because many landlords have dog weight or breed restrictions.”

Some landlords also require pet owners to pay a pet deposit or a monthly pet fee to cover the cost of any pet-related damages to the apartment.

What am I allowed to change?

“It is always worth asking what changes you are permitted to make to the apartment,” says Mack. “Most people want to make their apartment feel like home, but especially if you are looking to rent long-term, you want to make your new home feel like your own.”

Some landlords will allow you to make major changes like painting the walls, while others won’t. The good news is that even if your landlord won’t allow you to paint, there are plenty of other renter-friendly ways to upgrade your apartment.

What’s the subletting policy?

Ben Fisher, owner of The Fisher Group in Park City, Utah, notes that you should ask your landlord about their subletting policy before signing the lease. While you probably don’t have plans to sublet your home, unexpected circumstances might arise that require you to use this option.

“If you need to leave your home temporarily but don't want to break your lease, having a subletting provision gives you options,” he says. 

He also notes that you shouldn’t attempt to sublet your unit without your landlord’s permission, as this can result in eviction and legal action.

What is the move-out process?

While it may seem odd to ask about this before you even have a lease signed, it could be important down the line. You’ll want to know how much notice you need to give your landlord before moving out. One month is typical, but some landlords may require more notice. If you know you’ll need to move in a year, having this information upfront is a good idea.

Similarly, it’s a good idea to ask what would happen in the case that you needed to break your lease and move out early. Some landlords are happy to let you out of the lease without penalty, while others might withhold your security deposit or require you to pay a lease break fee.

Elevate your bedroom decor in around two hours with this unique DIY headboard idea from Rust-Oleum. With perforated metal panels, add style and sophistication to your intimate space in less than half a day.

Amazingly, you'll only need a few basic pieces from the hardware store and Rust-Oleum spray paint to create a one-of-a-kind headboard that can fit on the wall behind any bed. We're sure you'll agree that it looks far more expensive than it actually costs to create.

Though completely optional, the shiplap wall decor adds extra depth and dimension too.

You will need:

• Rust-Oleum universal bonding primer: grab a can from Amazon
• Rust-Oleum metallic spray paint: go for gold, or choose another from Amazon
• Rust-Oleum protective Enamel Spray Paint
• Precut and primed wood trim
• Perforated metal pieces
• Luan backboard
• Hammer: get quick and easy delivery without marching to the shops at Amazon
• Nails: 'nail' the job with with different sizes in one handy pack
• Hook and eyes
• Hanging wire

How to:

1. Shake the primer can for one minute after the mixing ball rattles. Spray the primer on one side of the luan backboard in slow, back-and-forth motions, overlapping each stroke for best coverage. 
2. Let primer dry for approximately 30 minutes and spray on the Gloss Deep Slate in the same fashion. Let dry for approximately 30 minutes.
3. Spray the already primed wood pieces with the Gloss Deep Slate and let dry for approximately 30 minutes.
4. Spray the metal pieces with the Metallic Copper Rose spray paint in steady motions to cover the entire piece. Let all pieces dry for approximately 1 hour.
5. Once all pieces are dry to the touch (not tacky), layout your pieces on the luan and measure equal spacing. 
6. Attach wood trim pieces to the luan with a hammer and nail, making sure to connect the perforated metal in between. 
7. Attach hook and eye hardware to each side of the back of the luan and string hanging wire between them.
8. Hang your beautiful masterpiece above your bed and enjoy! 

2. Kristy and Paul's color-blocked headboard wall

'The power of paint and free wood accents is perfect for a budget DIY,' says Kristy Benson, mom, DIYer, and half of @bensondwelling.

'We exposed the old beams and painted them pink. We found free pallet wood for the wall and did a herringbone pattern and painted it the same color as the ceiling. We used a small amount of wallpaper for an extra feature but cut down the cost. Diy’d the paintings using leftover paint and scrap drywall. And lastly, we put a piece of 1/2 round trim on the wall to separate our colors and give dimension. Big transformation on a small budget.'

You will need:

• 4x8’ sheet of sanded plywood
• 2x8’ sheet of caning material
• 3/4 round and 1/2 round flex trim
• Paint color of choice for flex trim

How to:

1. Start by measuring out your headboard size, (Kristy went with queen) Draw out the arch with pencil on plywood and cut with either a jigsaw or a router for a smoother finish.
2. Once the outside arch is cut, cut the inside half arches out of the middle using a jigsaw or router. Measure to have 1” of plywood down the middle and 2” of plywood around the edges.
3. Soak your caning in a warm bath for at least an hour before using. Once it’s soft, pull it out, cut down the middle place the the the caning onto the back of the headboard. Cut the cane fabric so that you do one half at a time.
4. Using a staple gun, staple the fabric to the back of the the wood all the way around pulling it gently taught as you go.
5. Repeat the same step for the other half.
6. Next, paint the flex trim your desired color with 2-3 coats.
7. Once dry, use a pin-nailer to secure the flex trim all the way around the edges of your headboard so that none of the plywood edges show.

3. Lynzie Kent's vintage tapestry takeover

'Our DIY headboard project is complete!' says Lynzie Kent aka lovebylynzie.

'We made a new upholstered beauty using a vintage tapestry! And we gave the bedroom a fresh look with a deep teal wall!'

You will need:

• Measuring tape
• Plywood cut to your desired shape/size (Lynzie suggests Aspen plywood)
• A wood stain of your choosing
• Wood sealant: get 1.2 gallons of Thompson's Water seal delivered from Amazon
• Foam padding
• Hot glue

How to:

1. Measure the width of your bed to determine the size of wood base you'll need for your headboard. Purchase a piece of plywood and have it cut to your desired size/shape. We used Aspen plywood as its smooth and once stained have a lovely grain.
2. Stain and seal your plywood wood. You'll need the bottom portion of the headboard to remain exposed in order to affix it to the wall, the way we did. Otherwise, you can skip this step if you plan to hang your headboard another way.
3. Purchase foam to give your headboard padding. We used foam that was about 1.5 inches thick. We cut it to the shape and size of our headboard and using a generous amount of hot glue, adhered it to the plywood. 
4. Upholster! Our tapestry was a half-finished embroidery project that I snagged at a local vintage store. It was gorgeous and the perfect shape for a headboard. Lay your fabric or tapestry on the ground and place your plywood board with the padding attached on top of the fabric face down. Pull the edges of the fabric taut around the plywood across the top and begin affixing it to the plywood base using a staple gun. It's important to pull the fabric very taut so you get a smooth even finish across the front, however be cognizant not to pull it too tight as it can make the pattern appear skewed or not centered.

How to:

1. Lay out all pieces of bamboo side by side into a fanned shaped and tie together using jute twine at the top and bottom.
2. Cut all jute string excess off.
3. Place embroidery hoop at the base of the bamboo frame and secure each piece of wood to the hoop using cable ties and strong electrical tape around the hoop to ensure it is secured.
4. Place the placemat on top of the hoop where you have secured the frame, secure this in place using cable ties and Gorilla Glue if needed.

How to:

1. Paint slats your desired colors.
2. Hold up your first slat and use a level to be sure it is vertically straight. Use a nail gun to nail the board into the wall in several places, top to bottom. Tip: since not all of the vertical slats will be on a wall stud, make your nails go in slightly diagonal, alternating ways each nail. This helps support into drywall.
3. To evenly space the slats, hold some sort of spacer up against the first slat before you place your next slat. You can use a 1x2 on its side or a shim or any thin scrap piece of wood you may have. Nail in the next slat and repeat!
4. Continue each rainbow color with just paint on the ceiling.

6. Luke Arthur Wells' boucle DIY headboard

Boucle or teddy material is known for its cozy and chic qualities. So what better than to rest your head with this luxury looped yarn DIY, which looks far more costly than it actually is to create.

'I saw a boucle headboard on Pinterest and thought it would probably be easy enough for my sister and her fiancee to make, with me virtually assisting. The bed before was a wooden framed one. We kept the base but used a multi-tool to cut the headboard off.' says Luke Arthur Wells, interior stylist, designer, and home DIYer.

You will need:

• Electric screwdriver: we found best cordless tool for the job on Amazon
• Screws
• 18mm piece of MDF
• Pencil
• Jigsaw
• Wadding
• Staple gun (loaded with large staples)
• Boucle fabric: this Teddy material from Amazon is a trendy and tactile choice

1. Pre-drill some holes into the upper legs of your bed – you will need these later to secure the headboard into place!
2. Start with an 18mm piece of MDF, cut to pretty much the same height as your existing headboard.
3. Draw out an irregular curved shape for the top of the headboard.
4. Cut the shape out with a jigsaw.
5. Cover the MDF in a layer of wadding, just so it doesn't look flat. To do this, lay the MDF down on the wadding, cut around the shape leaving about 5cm extra around the edge to staple.
6. Using a staple gun, secure the material to the MDF.
7. To cover the wadded wood in boucle, lay down your fabric and do pretty much the same as with the wadding. The curves can make this tricky so cutting into it can make this step easier.
8. Screw your headboard into the legs of the bed.

7. Annie Sloan's artistic painted headboard

If you've got a landlord who isn't that lenient when it comes to drilling into the walls, then using paint is a cheap and affordable option that won't damage walls and makes a statement. Creating a painted headboard means that you can have a 2-in-1 feature wall and DIY headboard. We love the texture of chalky paint, but you can always mix and match with different emulsion types for tonal variation.

'Using paint to emulate furniture shapes into 2D on your wall is a fantastic way to make an impactful statement,' says Annie Sloan, British artist, color expert and author.

'For best results, use the boundaries of your bed and design up from that width.'

There's no 'right way' to do this, so although we've provided the equipment needed, go wild with different shapes and motifs using masking tape. 

You will need:

• Old Ochre chalk paint by Annie Sloan: a dark cream by the queen of color

Honestly, this hack by Kelly Day aka @thisismyhomestyle. Literally just takes an hour and you can do it using stuff you already have in the house. You know that spare roll of wallpaper you didn't need for the bathroom? Put it to good use as a headboard. It'll create a real feature in your bedroom, bring in pattern and interest instantly.

You will need:

• Wallpaper
• Wallpaper paste: stick it with this Rust-Oleum favorite from Amazon
• Scissors
• Ruler
• Pencil 

How to:

1. Plan your headboard shape and size: Take a pencil and a ruler and plan out the size you want your wallpaper headboard to be. Obviously, you can get creative with the shapes, but we think a classic square or rectangle is the most effective. It makes it easier if you use the width of your wallpaper roll to plan the overall width of your headboard, just so you don't have to do any fiddly cutting.  Draw your shape onto the wall with the pencil and then take the measurements of each side. 
2. Cut your wallpaper: Use the measurements from the shape you have created on the wall to cut your pieces of wallpaper to fit. We recommend laying your wallpaper flat on the floor to do this.
3. Get wallpapering: Just treat it how you would any wallpapering job. If you have never wallpapered before, it's really not as tricky as you would expect, just watch our easy-to-follow video or read our how to hang wallpaper guide.
   

9. Laurel Harry's rainbow DIY headboard

'I loved redoing this area of my daughter’s room with my daughter and hubby during the holidays!' says Laurel Harry aka @thehousethatdiybuilt, a mom from Utah.

'I love how paint transforms a space - maybe this will actually motivate her to keep her room clean...We will see. She picked out these wall colors herself - she wanted her favorite colors that make her feel happy!'

You will need:

• Long boards of tongue and groove pine:Laurel looked to Lowe's for these
• Hand or electric saw: love this foldable and flexible option from Amazon
• Nail gun
• Nails
• An assortment of sample paint pots in colors of your choosing
• White wall paint
• LED indoor string lights of your choosing (Laurel found hers on Amazon)

How to:

• Start with long boards of tongue and groove pine and cut them down to the size of your bedroom wall.
• Next, attach the boards to the wall using a nail gun, extending them up on the ceiling .
• Once the boards are up, paint them. Laurel used six sample pots of Behr paint mixed varying amounts of white paint in with the six colors to create even more shades and an ombré effect! She originally planned to paint the boards in more traditional rainbow colors, so you can try this if the pink and yellow scheme isn't to your interior taste.
• Once dry, finish everything off with string lights strung all across the top part of the headboard above the bed to create a magical effect!

9. Dulux's asymmetrical micro makeover

Yes, this is another painted DIY headboard, but if you're not brave enough to go full-on with your bedroom wall decor, this conservative option is just as creative and is a great way to use up leftover paint.

'A bit of color can completely transform a room, but if you’re short on time, you can still achieve a stylish new focal point for a boring bedroom with a DIY painted headboard – the perfect project for beginners,' insists Marianne Shillingford, Dulux.

You will need:

• Measuring tape: this one from Amazon self-locks for accurate measurements
• Pencil
• Chalk
• Masking tape
• Small roller: keep the good times rolling with this Amazon bestseller
• Emulsion in a shade of your choice: Dulux Simply Refresh, Golden Sands is a star buy

How to:

1. Measure up: Firstly, decide where you want your headboard to be painted onto the wall. With your measuring tape and pencil, mark the edges and the top line at regular intervals across the wall.
2. Chalk your lines: Cover a length of string with chalk, by running the string along the side of the chalk. Stretch the string across the wall, connecting the points you’ve marked up in pencil. Secure the ends of the string with masking tape. Check the string is straight, then ping the string to leave a chalk line across the wall. Repeat for the sides of your headboard. 
3. Mask it: Apply strips of masking tape just outside your lines of chalk to create your headboard shape.
4. Apply your paint: Using a small roller and tray, roll paint to fill the shape of your headboard, being careful not to roll over the outer edges of the masking tape.
5. Peel and reveal: While the paint is still wet, peel off the masking tape to reveal your headboard design.

11. Make a stylish headboard with cushions

Try and ignore the cute dog for sec, and take a look at that DIY headboard. For this super easy DIY project, just pick two or three large square cushions and attach some small brass rings (curtains rings work well) to the top two corners. Then, using the size of your chosen cushions as a guide, mark out where you need to place the nails or screws that will hold up the cushions. Hammer some large brass nails  (or use screws if you prefer), hang the cushions and you're done.

12. How to make a fabric headboard

Maybe you have been left with a cumbersome leather headboard that, no matter what lovely things you do to your room, the gross brown leather block behind your bed always seems to be the focus? 

A really easy DIY headboard idea is to cover up your existing one with a fabric of your choice. All you will need is a length of fabric that will cover your headboard and a staple gun. Lay the fabric flat on the floor, then remove the headboard and lay it over the fabric. Get someone to help you stretch the fabric over the front of your headboard and then secure it with a staple gun to the back. It doesn't matter if it looks a bit messy at the back of the headboard because no one will ever see it. 

13. Use a rug to create a DIY headboard

This is literally the easiest DIY headboard idea ever, simply hang a rug or a piece of wall art above your bed. This works best if the rug is the same size or slightly bigger than the bed. This is also a great tip if you are renting as you can use command strips to secure a wall-hanging above your bed.

14. Paint a DIY headboard on the wall

The cheapest alternative to a real headboard; all you need for this quick DIY headboard project is some paint, a brush (or roller) and some masking tape. 

Start by using tape to mark out a rectangle around the top of your bed. Then, take your color of choice and start painting, being careful to keep within the lines of the masking tape. Let the paint dry, giving it another coat if it needs one, and then peel away the masking tape. 

15. Or create a DIY headboard with wallpaper 

If you want to add more pattern to your room, creating a headboard from wallpaper is a really easy tip, and since you will only need one roll, it's also really inexpensive (or you can go for that stand-out designer wallpaper you can only justify one roll of). Just measure out the size you want your headboard to be by drawing an outline around your bed with a ruler and a pencil. Then just hang your wallpaper as you usually would.

16. Make a DIY headboard in wood

If you are a fan of the industrial, unfinished look, this is a really great headboard DIY idea. Just head down to your local DIY store and look out for a nice piece of chip board that is slightly larger than the size of your bed. You can then either drill it to your wall, or, if you are renting, slide it down the back of your bed. We also love the idea of adding some bedside tables using upright wooden crates, for a great storage headboard.

17. Paint a DIY headboard on MDF

You could, of course, paint that chipboard (or, better still MDF) DIY headboard to suit your room. You could go with an all over wash of color or use some masking tape to create some geometric shapes, or you could paint your headboard in chalk paint and get creative, drawing on your own designs (just make sure to varnish it to prevent smudging).

18. Make a DIY headboard with storage

See, we said we'd come up with a practical headboard for you. So, why not adapt some open shelves to create a DIY headboard with storage? Simply place the shelving behind your bed, choosing a simple unit's that's the same width – or slightly wider than – your bed. 

Of course, this one is an Ikea buy, rather than one of our many favorite Ikea hacks. Or, you could just check out the rest of our storage headboards and paint one to suit your scheme. Easy.

19. Or make a headboard out of shoe storage

Of course, this wonderful headboard idea also came from the geniuses over at Ikea. It's created using the much-loved Trones shoe cabinet and then lined with LED strip lights to give the bedroom a lovely glow. Use the units to store your books, spare bedding, your PJ collection or even clothes if you are really tight on closet storage.

20. Create a DIY headboard using floorboards

This DIY headboard idea is a bit more hands on, and it takes a but more time and patience than just slapping up a square of paint around your bed. But any DIY novice could still get some great results. 

Start by sourcing your floorboards – we love the rustic look of reclaimed floorboards – so have a look on eBay or dig around reclamation yards. You could also buy new floorboards or planks of timber. You will then need three or four pieces of batten,  sizes dependent on how large your headboard will be. Then, simply cut everything to size, fix the battens to the wall to create a frame, and either screw or hammer the floorboards to the battens. For a double bed, we'd put a central vertical batten into the framing, too, to create a solid base.

21. Take your headboard onto the ceiling

Take the rustic look even further by bringing those boards up onto the ceiling. It creates almost like a canopy or a treehouse feel to the bedroom and works so well with all the lovely wooden textures going on in the rest of the room. Pick a low platform bed to sit underneath so you really get the full effect and hang plants from above to really add to that natural, rustic vibe.

22. Upcycle a secondhand find

Been lusting after one of those 1960s/70s style rattan headboards and happened upon one at a boot fair for half the price of the shops? If it's seen better days, the smart money is on spray painting it to suit your bedroom's scheme. Black looks gorgeous against contemporary or boho room schemes; white is pretty in country-style or French-style bedrooms; but for a colorful bedroom, choosing a bold, primary shade is a win-win. We love how this one looks. 

23. Use doors to makeshift a headboard 

We love love love this idea from the bloggers over on Vintage Society Co. .Look out for some old wooden doors on eBay or reclamation yards, they don't need to match, or even be the same size. You can secure them in place behind your bed using a drill.

24. DIY a headboard with paint and tape

You will need:

• Tape measure
• Weighted string
• Spirit level
• Paper
• Low tack masking tape
• Wall paint of your choosing

How to:

1. Measure and draw out the headboard border. Use the tape measure, weighted string and spirit level to ensure you create straight lines. Our top tip? It's a good idea to play around with ideas on a piece of paper first to perfect your design before you start drawing on the wall. 
2. Mark the border of your design with masking tape. Low-tack tape is the best option here to ensure it doesn't damage the paint when you remove it from the wall. Seal the tape by painting it with the background color and then allow it to dry. 
3. Mark the design you want to create for your headboard with masking tape. Simple diagonal stripes have been used here, but you can create any design you want. Seal it by painting over the area in your background color. Allow it to dry.
4. Paint your wall and headboard area with your chosen color (blue here) and allow it to dry. Peel off the masking tape and hey presto, a unique headboard that takes up no extra space in your room.

25. Create a patterned headboard with boards

You will need:

• Plywood
• Hand or electric saw
• Wood glue
• Spirit level
• Measuring tape

How to:

This might look complicated, but this DIY headboard would be super easy to recreate using plywood as the base and cut boards to create your pattern. Plan your design (we love the chevron look if you after something simple) cut your boards to size and you can secure them in place just with wood glue. 

26. Paint a DIY headboard using a bold hue

'For an instant and easy update, why not do something dramatic on the wall behind the bed. Something as simple as a bold, color like charcoal, deep berry, or yellow is an easy way to achieve this effect,' says Justyna Korczynska, senior designer at Crown.

'Alternatively, why not create a patchwork of overlapping stencils to add an unusual feature. As a visual link, introduce one piece of furniture or accessory, like a single chair or oversized bowl, in the same color as the feature wall. You don’t need to use a huge amount of paint to create this striking effect.'

What can you use instead of a headboard?

There are plenty of things you can use instead of a store-bought headboard. Use paint to create the shape of a headboard, hang wallpaper where a headboard would normally go, or secure a rug behind your bed instead. You could replace your headboard with floating shelves to display books and houseplants or create a gallery wall to give your space some texture and interest. 

What wood is best for making a headboard?

If you are making a wooden headboard from scratch, plywood is a good option if you are on a budget and plan to paint it or cover it. If you don't intend to cover your headboard and want to leave the wood bare, pine or any hardwood in fact, would be a better choice.

How much does it cost to make a headboard?

The cost to make a headboard will vary on depending what type of headboard you are making. For example, if you want to create a 'headboard' using just paint that could cost you under $20 but if you want to DIY a wooden headboard you'd be looking at around $100 for the materials (that wouldn't include the cost of power tools of you need those for your project). What is renters insurance?

Let’s start with the easy stuff, what exactly is renters insurance? Renters insurance is, put simply, insurance for renters that protects you and your stuff. 

Interestingly, it turns out that a lot of renters (we asked around) are under the impression that their landlord’s insurance policy covers their belongings, but this isn’t actually the case. The reality is, your landlord’s policy covers the building itself, but it doesn’t include your belongings. That’s where renters insurance comes in. 

Put the right renters insurance policy in place and you can ensure that all of your personal property is protected should the worst happen. Whether a fire breaks out in your home, a pipe bursts and drenches everything you own, or someone breaks in and steals all your valuables, renters insurance will give you a vital lifeline. 

Why do renters need renter insurance?

Renter insurance comes with a range of benefits and usually covers any unexpected damage or loss of your personal belongings. Plus, many renters find that their landlords insist on renters insurance as a condition of their lease. 

“While it’s not a legal requirement, you should take it out," Tomas Satas, the  Founder, and CEO at Windy City HomeBuyer and a real estate investor, landlord, and professional house flipper explains. "In fact, landlords often require it as part of the lease agreement.”

For some landlords, renters insurance is non-negotiable, while for others it’s a personal choice left up to tenants, and tends to vary from area to area.

Satas personally does require renters insurance from his tenants, although he comments that,“ thankfully, none of my tenants have had to use theirs while renting from me.”

Whilst Houston-based real estate expert and owner of House Cashin Marina Vaamonde, says that in her experience, most landlords don’t require renters insurance. So, it appears that whether or not renters insurance is a requirement for renters, very much depends on the landlord. 

What are the benefits of renter’s insurance and is it worth it?

And, it's not just covering the cost of your own damaged or lost possessions. “Renters insurance protects you from paying certain expenses if you are found legally responsible for injuries to other people or for damaging their property,” Vaamonde explains.

It’s important to note that liability coverage — aka, the kind of coverage that protects you if you accidentally damage your landlord’s fixtures, fittings, or furniture — isn’t automatic on all renters insurance policies, but it can be added as a separate clause if it’s not included. So, it always pays to check what is and what isn’t included in your policy. 

Satas agrees that renters insurance is definitely worthwhile and gives you good value for money — with most policies costing $10 to $20 per month. “The cost is minimal, especially when packaged with other lines of insurance from your provider, and provides everyone with peace of mind.” 

Something to consider here is how much it would actually cost you to replace your belongings, should they get damaged in some way. The reality is that replacement costs can quickly add up — and if you’ve lost a large proportion of your belongings, you’ll have to come up with a lot of funds all at once, which can be difficult.

What does renters insurance not cover?

As with all types of home insurance, there are exclusions to be aware of. Sigh. 

The most significant exception is flood damage. Most policies will not cover damage to your belongings by flood water, although some may cover water damage from a burst pipe inside the home. If you happen to live in an area that's at risk of flooding, you may want to consider taking out separate renter flooding insurance. Obvi, with some policies you can actually bolt on extra coverage for flooding onto your normal renters insurance policy, so it's always worth checking with your provider. 

The same restrictions unfortunately apply to earthquake damage. Generally speaking, anyone who lives in an area prone to severe damage from these types of natural phenomena needs to consider additional coverage. You will be covered against wind, hail, and rain damage, however. 

Interestingly, another exception is bed bug damage, which isn’t normally covered by renters insurance. And actually, most household pests and any damage they may cause are not usually covered.

It's also worth being aware that when a policy says it covers "damage" that does not normally include day-to-day wear and tear. And, renters insurance can’t be used to cover end-of-tenancy repairs or cleaning.

1. Does your shower head have a trial period?
Some, but not all shower head brands will allow you to use the head to see if it's right for you. The Hai, for example, offers an extended 60-day trial.

2. Which type of shower head do you need?

When Sharon and Garry Lomas moved to the Lake District in March 2020, it was the second time they’d upped sticks for a complete change of lifestyle. In 2015, Sharon left her job as an advertising manager in Manchester and the couple started an interiors store and gallery in the Derbyshire village of Hayfield, renting an apartment above. ‘I’d had enough of my job and it was something I’d always wanted to do,’ says Sharon. ‘Although we had an amazing five years there, we were working constantly and wanted to slow down.’

After a three-month search across the Lake District, a former brewery manager’s house came up for rent in the village of Caldbeck. ‘It was love at first sight,’ says Sharon. ‘The rooms had great proportions and we were completely seduced by the original floorboards, high ceilings and fireplaces. In the agent’s details, every room was painted magnolia, but as we walked round, it was clear the previous tenants had done some painting since then. The dining room had a red chimney breast and the living room had a red shagpile carpet, while the office and master bedroom both had pink and purple walls – so we knew the landlord would be open to us making changes.’

Enchanted by the house, the pair were happy to rent instead of buying. With lockdown looming, their moving date was brought forward to 18 March and new kitchen appliances hurriedly ordered in anticipation. ‘I was determined not to do anything for nine months and just live there to get a feel for the place, but I only lasted a couple of months,’ says Sharon. ‘And of course we had more time on our hands than anticipated during lockdown.’

Over the next year, the couple gradually added their own touches to the house, from repainting and installing new handles in the kitchen to revamping the master bedroom and en suite with clever temporary touches. Living room

The pair began by decorating the living and dining rooms, which are connected by glazed double doors. ‘It was crying out for period colours,’ says Sharon. ‘The Victorians really embrace dark, rich colours, and the artwork I chose was also a nod to that period with bird illustrations and pineapples. I wanted a palette that reflected my favourite seasons – spring and autumn – as well as the natural landscapes of the Lakes.’

As Sharon and Garry used to live in a first floor flat, their furniture options were limited. ‘Everything had to be small enough to go up two flights of stairs,’ says Sharon. ‘Now I can have the corner sofa I’d been dreaming about for two years.’

The shelved alcove used to be the front entrance, and was blocked up about 15 years ago when part of the hallway was incorporated into the living room. The decks belong to Garry, who used to be a DJ.

Kitchen

After buying a puppy, Max, the couple turned their attention to the magnolia kitchen. ‘As far as rentals go, it’s pretty inoffensive but as we were getting up early with Max, I couldn’t take the cold starkness any longer,’ she says. ‘I used green paint leftover from the living room on the walls, replaced the chrome handles with black ones and bought some vinyl rugs that look like tiles.’

Sharon and Garry’s landlord was happy for them to repaint the magnolia kitchen walls in green. ‘I painted a line two thirds of the way up the wall, so when you look out the door it’s level with the woodland ridge on the horizon,’ says Sharon. She’s also repurposed her gran’s 1940s light pendant as a planter.

Dining room

Having taken a screen printing course, taught herself to sew and completed a diploma in interior design, Sharon was adept at putting together a scheme, upcycling furniture and achieving a high-end look on a budget. ‘I’m definitely a serial decorator and I’d describe my style as contained maximalist,’ says Sharon. ‘But these days I try to consider what I buy and consume more.’

Sharon wanted the living and dining rooms to work together as one space, but also feel different when the connecting doors were shut, so she picked a darker green paint to make the dining room feel cosy. ‘Although radiator covers look nice, I think they block a lot of heat,’ say Sharon. ‘I’ve used two old console tables and covered them in plants and canvases to stop them standing out against the dark walls.’ 

Home office/guest room

This ground-floor room wasn’t even mentioned on the agent’s details when Sharon and Garry viewed the house. ‘It felt like a bonus room,’ says Sharon. ‘I claimed it as my study, as it had built-in shelves, a window and door onto the garden.’

After painting the walls green, Sharon created a little reading nook on the other side of the room with a daybed opposite her desk – perfect for guests coming up to stay.

Bathroom

The existing bathroom was basic, with panelling across the walls and a grey lino floor, plus white sanitaryware.

Although the wall cladding is practical, it’s not to Sharon’s taste. ‘Once I’d added plants, bamboo shelving and vintage decanters full of bath salts, it detracted from how boring the bathroom is,’ she says.

Bedrooms

With four bedrooms upstairs, Garry was able to take the biggest as his work space while Sharon has an office on the ground floor. Naturally they picked the room with an en suite shower and fitted wardrobes as their master, leaving two double bedrooms for frequent guests. 

With windows on two sides, the main bedroom gets both the morning and afternoon light. ‘I couldn’t not have any green in here,’ laughs Sharon. ‘But I kept the existing pale pink and opted for a pale green on the chimney breast.’

The chimney breast in the guest room was already painted blue, luckily matching the pretty bedspread Sharon was gifted by her mum. ‘I never had anywhere for it to go before, so the scheme has been built around it,’ she says. ‘I plan to paint an arch behind the bed in a different shade of blue.’ 

The couple have no regrets about closing their shop and moving to the Lake District. It’s enabled Sharon to start an interior design consultancy, A Story of Home. ‘We love it here and feel very connected to the community in a short space of time,’ says Sharon. ‘We have no plans to move any time soon, but hope to eventually find the perfect piece of land on the edge of a wood to build our own modern lodge-style house.’

When people are asked about big life milestones, buying a house is listed almost by default, all the way up there with getting a dream job or coupling up. 

For a great number of people, renting vs buying is a real dilemma. And, not being able to buy a home can be a major source of distress, with many millennials reporting that they’re missing out on becoming 'proper adults' by renting past a certain age*. 

The truth is that renting, despite some recent efforts to dispel its image as transitory and vaguely shameful, is still regarded by many as a prelude to real life, best forgotten as soon as the renter has finally transformed into a thriving homeowner butterfly. We worship homeownership as the ultimate marker of financial and social stability and very often look at the failure to become a homeowner as a personal one.

Now, I am not about to argue that the housing sector isn’t broken – it is. Nor am I about to diminish the many aspects of renting in the UK  that are, let's say, problematic. I’ve had my fair share of unscrupulous landlords and grim flats not to be claiming ignorance of the less savoury aspects of renting as it currently is. 

What I do want to argue is that there are many aspects to renting that are truly positive. And that more and more people are becoming, like me, forever renters. Many of us are now renting without much hope or desire of actually ever buying. 

I wouldn’t dream of patronising an unhappy renter with words about improving their attitude or forgetting their desire to buy a house if that is what they want in life, but a collective shift in how renting is perceived is necessary if we are to make it a good, rather than just acceptable, lifestyle option. 

Here are my reasons why I will always rent – and the positive real life experiences that have contributed to my choice. 

1. I can choose where I want to live

This is by far the most important reason why renting can be a better option than buying. I will never be able to buy a home in the area where I rent – and that’s not because I buy too many takeaway coffees (for the record, I hardly ever buy takeaway coffees). The leafy suburb I’ve called my home for well over a decade is where I have friends and where I’ve been the happiest. If I had aspirations of becoming a homeowner, I would have to move. 

As any estate agent worth their salt will tell you, you may need to compromise on where you live if you want to buy a house. Prospective homeowners are often admonished for wanting it all – a beautiful area, an amazing house with a garden, and so on. The reality is that many of us just want to continue living where we like living. If the choice is between moving far away from where you currently are (a big trend during the pandemic) and not being close to friends and other albeit 'simple pleasures' to have my foot on the property ladder, and renting and continuing to live how I like, I'm choosing the latter. Especially if you're likely to have to compromise on the size of your home anyway, it really isn’t irresponsible to want to stay where you already, happily, are.

2. I am actually fond of those magnolia walls

There, I’ve said it. And it may sound odd coming from someone in the interior design world, but I have lived in a flat painted in the good old-fashioned Magnolia shade for many years and it hasn't bothered me in the slightest. And, although painting walls is a relatively easy DIY task, I don't particularly want to do it.

Of course, you have to be honest about this one – if you have a burning desire to paint your living room charcoal grey, renting is definitely a constraint. But there are so many other ways you can bring a house to life – with beautiful lighting, well-chosen furniture and indoor plants, among other things – that painting or replacing walls and floors isn’t necessarily the be-all and end-all when it comes to adding more personality to your space.

Oh, and it’s not true that you absolutely can’t put up pictures on walls if you rent – all you have to do is ask, and very often, landlords really don’t care about a couple of nails in the wall. If that fails, you have The Command Brand strips to help.

3. There are reasonable landlords out there

This is not to say that awful landlords don't exist – oh, they do. But the vast majority of people I’ve rented from have been reasonable and even occasionally kind. I’ve had a landlord reduce my rent once because they remortgaged and felt it was fair to pass on the savings to their tenant. I’ve also had a landlord who bought us beautiful new appliances to replace broken ones – well above the standard they could’ve got away with – landing me with a great fridge, oven, and all the rest. And, let's face it, it can be a little long-winded, not to mention expensive, having to deal with replacements and repairs in a home. A great landlord helping you out makes life far more manageable and rent can often be more affordable.

Asking questions about who you’re renting from is key if you want a good relationship. And nowadays, even if you can’t get much information from your estate agent, there are many websites that offer landlord reviews. These reviewing platforms are the best we’ve got in lieu of tighter legal standards, and the more people use them, the more landlords will become accountable.

4. Buying isn’t always the great financial investment it’s presented as

This is a somewhat contentious point, and, undeniably, many people have made huge amounts of money via home buying and selling. But, aside from my view that a home should be first and foremost a home and not an asset, buying a house doesn’t guarantee you massive profits. I know a friend who struggled to sell their London flat for years and ended up selling at a loss because of all the work they’d had done to it to sell in the first place. You really need to know what you're doing when it comes to renovations to make a profit on a sale. I also know someone who ended up moving into a property they failed to sell altogether.

But perhaps the real question here is about life goals and the way they correlate with financial goals. Someone who has settled down in a job and has started a family and wants to provide maximum long-term stability for their children may well be better off with a mortgage. But is this the best-case scenario for absolutely everyone? I spoke to Kristy Shen, who is one of the co-founders of the FIRE (Financial Independence Retire Early) movement and the author of Quit Like A Millionaire. Several years ago, Kristy made headlines with her book that details her journey towards financial freedom, and part of the book’s argument is rethinking homeownership. Shen argues that many people (if not everyone) need to stop thinking about homeownership as the soundest investment and start thinking of it as debt. A huge amount of debt for the rest of your working life. 

Shen shared how she thinks the benefits of homeownership will come to seem less clearcut to a lot of people in the coming years: ‘Renters are often seen by society as idiots and losers because renting is just "throwing money away" while homeowners are building equity, but over the past few years a new reality has dawned. Low-interest rates have pushed so many into getting into so much debt to buy overpriced real estate, and in doing so traded away their hopes of retiring in the future for a house they won't be able to afford once interest rates start rising (which is already starting to happen).’

Of course, this argument is the opposite extreme of only seeing homeownership as a straightforward positive. The truth, for many of us, will be somewhere down the middle. Ultimately, whether homeownership is a sound financial decision for you will depend on what you’re planning on doing for the next 25-30 years of your life. Shen now spends her time traveling and living in different locations with her husband. She has been able to do this by investing money into stocks and shares rather than paying a deposit on a house. It’s not what everyone wants, but if you do, then a mortgage will absolutely prevent you from leading this more freewheeling lifestyle. 

5. I am simply happier renting

This last one is more of an existential point, but homeownership is so often discussed within the framework of happiness (or rather unhappiness about not being a homeowner) that I feel compelled to quote some research on the subject. The results are mixed, but every study on homeownership and happiness points to the fact that it’s not a straightforward relationship in which homeowners are guaranteed more happiness than renters. A 2011 study of women homeowners in particular found that homeownership actually brought them more stress and ‘pain’ than renting. A German study from 2016 found that homeownership did bring people increased happiness – but only for the first five years. Once the novelty wore off, homeowners reported that it made no difference to how they felt about their lives overall. 

Ultimately, what makes us happy is a sense of belonging, community, and neighbourliness. These do not depend on whether people are homeowners or renters: some of the most generous, welcoming, and wonderful neighbours I’ve had have been renters like me.

People who share dense urban areas need to get along to be happy, and we all need to treat each other with respect for that to happen, no matter our homeownership status.

Two-thirds of the UK’s adult population say that they will be renting for the rest of their lives, and fighting to improve renters’ conditions is a must for all of us. The negative social stigma associated with renting for life needs to be removed and the renters’ experiences made more visible – the good and the bad.

Much has been said and written about how normalised and well-regulated renting is in European countries such as Germany and Belgium. As more and more people rent in the UK, it will no doubt move in the same direction, but we will get to a point where renting is better supported much sooner if more of us view it as a valid and positive life choice.

Looking to rent an apartment or house? Renting is a fact of life for a huge number of us, with many people now expecting to rent for life, whether through choice or being unable to buy a home. The rental market is fast-paced and requires you to be able to make quick, well-informed decisions. 

So, in order to choose a property you'll be happy living in – and, most importantly, staying in – arm yourself with the knowledge you need to take you through all the stages of the renting process. From looking for and viewing a rental to contracts and disputes, this real estate expert-led advice will help you find your dream rental quickly and efficiently. 

1. Choose your location 

You may already have a pretty good idea of where you want to live, but if you’re flexible on location, consider what your priorities are. Is it important to be near family and friends, have a speedy commute to work, or a short walk to a train station or bus stop? Do you want shops and cafes on the doorstep, or would you prefer somewhere quiet to come back to at the end of the day?

Don’t feel forced to stay in your current neighborhood just for the sake of it, as by broadening your horizons you may well discover that another suits your needs and lifestyle much better.

2. Have all your paperwork ready

There's no denying that the rental market is fast-paced, and you'll need to learn to move quickly. If you like a rental you've just viewed, you may well need to make a move to start the lease process that day. So, Amy Mueller of Apartment Advisor recommends making sure  'you have all of your paperwork in order before you even start inquiring on properties. This includes:

• Photo ID
• Social Security 
• Proof of Income, e.g. bank statements
• Rental history (list of properties you have lived/landlords)
• Employment history or resume
• Application fee 
• First & last month’s rent and security deposit
  

3. Start your search

Once you’ve pinpointed your desired location and prepared your documents you’re ready to kick off your property search. Whether you go through a major online search portal or a local real estate agent, be sure that they offer as much of an up-to-date digital experience as possible. Michael Lucarelli CEO of RentSpree,  urges renters to 'work with realtors that are offering a modern, digital-driven home search experience.'

A digital-first realtor will be able to offer a range of streamlined services beyond just the digital search for suitable properties. Think an online application, online screening, e-sign lease, and online rental payment processes. 

It is true that smaller, more local realtors may not be able to offer all of these, but if you have the choice, go with those that do. 

4. Know what you can afford

This may sound obvious, but knowing what you can actually afford is crucial if you want to save yourself the time and effort of viewing apartments or homes you won't comfortably be able to afford. Mueller recommends using the many websites that now offer 'a rent calculator that can help you calculate your rent-to-income ratio.' 

Bear in mind that the rent is not your only expense. Always check what local municipal taxes are as these will add onto your rental costs. 

Also, be aware that negotiating the price of a rental is completely normal. For example, if the landlord is in a hurry to find a tenant and you're prepared to forego that paint job in the living room, you may well be able to negotiate a lower rent.

5. Know what a fair rental price is

Do your homework! Mueller recommends researching rental prices so that 'you know what is “fair” rent for the unit size, location and amenities offered.' Beware of rentals that are either significantly below the 'fair' price for your area as there's likely something wrong with the rental. Conversely, don't bother with an unrealistically high-priced rental as someone who is trying to charge an unfair amount on a rental is highly unlikely to be a good landlord.

6. Check if there are any extra fees

Be aware that depending on the type of property you're renting in there may be extra monthly fees. Lauren Reynolds, Realtor with Compass in Fairfield County, Connecticut, warns renters that 'some properties charge incredibly high monthly fees that cover everything except cable and internet, while other fees only cover maintenance.'

7. Be aware of credit score checks

Reynolds advises that 'The landlord is going to want to see your credit score, so be aware of what it currently is. A bad credit score can disqualify you from renting, or may require you to have a guarantor (or a person who has good credit that will guarantee rent will be paid on time).'

However, just because landlords need to know your credit score doesn't mean that you have to harm yours by applying for a rental. Lucarelli advises 'when looking for rental applications, apply to those that perform soft credit pulls, as opposed to hard inquiries which can knock off points for those with a short credit history. To ensure your creditworthiness shines through in your application, be wary of how your credit is being looked at in the process.'

8. Choose a good real estate agent

• Word of mouth – or, these days, online reviews – is the best recommendation. Check or ask  if the agency is a member of a trade body. In the USA, this is first and foremost the NRA, the National Association of Realtors.  
• A reputable agent should inform you straight away of any costs other than rent. The amount (if any) that a tenant will pay in fees to the realtor will vary depending on local custom. A real estate agent should be upfront about how much they will charge if you sign for a rental with them.
• Avoid agents like the plague who want to charge you for property details, are poorly organized, and ask for money upfront.
• Find out what to ask a letting agent about a property you are interested in before you proceed.

9. Look out for a good private landlord

Leonard Ang, the CEO of iProperty Management, advises renters to 'investigate your landlord or property management company as much as you can beforehand. They generally treat their tenants consistently, meaning that if there are problems, there will be stories about it if you know where to look.' There are websites such as Rate My Landlord and WYL that offer landlord reviews. 

10. Consider furnished vs unfurnished rentals

Whether you go for a furnished or unfurnished property is a matter of personal preference and convenience. A furnished home will suit you if you don’t have furniture of your own and will save you the time, hassle and expense of sourcing and buying it. 

On the downside side, it might be slightly pricier as the landlord will have to pay to kit it out, and your deposit may be higher. Unfurnished is ideal if you already have your own stuff, and you won’t be liable for wear, tear, and damage for items belonging to the landlord. It will also leave you free to personalize your new pad to your own taste. 

11. Keep your eyes open when viewing

Arrange to view properties for the first time during daylight hours, when any flaws are more apparent, and always tell someone where you’re going. If you're having a virtual viewing, ensure it's thorough and that they don't spend too short a time filming a room. We would also recommend not just going off a virtual viewing.

Check that the décor’s in decent condition, ask exactly what’s included if the property is furnished, make sure that the heating, lights and faucets work, that windows open, the toilet flushes and so on.

Assess room sizes, layout and amount of light coming in, and whether there’s much noise from neighbors or traffic. If the current tenants are in, find out what they like about their home, and whether any issues or repairs have been dealt with promptly. 

Reynolds also reminds renters to 'check the water pressure: there's nothing worse than moving into an apartment and realizing that the shower pressure is a light drizzle.'

She also urges renters to always measure potential rentals: 'Measure rooms, doorways, walls. You want to make sure that a) your furniture can fit through a doorway or up a stairwell, and b) that your furniture will fit in a room! I always take a laser tape measure with me so that my clients have the exact dimensions of each room.'

12. Ask the landlord the right questions

It's very important to ask the right questions before you sign your rental contract to avoid misunderstandings and problems later on.  Jonathan Faccone, a full-time real estate investor and the Managing Member of Halo Homebuyers, highly recommends asking ' detailed questions from the beginning like what utilities are
covered in the rent, who is responsible for maintaining the lawn, and
shoveling the snow. These details should be mentioned in the lease to
prevent miscommunications and potential disputes.'

13. Make sure you understand the contract

Before you sign your rental contract, understand what type of rental lease agreement you are signing. In the US, the vast majority of rental lease agreements are either fixed-term leases or automatic renewal leases. Fixed-term leases (say, of six months or one year) are best if you know how long you want to stay somewhere. If you want to stay beyond the end of the lease, you can re-sign the contract. An automatic renewal lease will save you the hassle of re-signing and can have a renewal period of as little as one month, which is useful if you're not sure how long you want to stay. 

Bear in mind that the majority of standard rental lease agreements are fixed-term. 

14. Get clued up on your rental deposit

Depending on where you decide to rent, the security deposit amount will vary. Some states, but not all, cap the amount that can be charged as a security deposit on a rental, so always check what the local laws are. Typically, a security deposit amount is between one and three months' rent. A landlord is not necessarily required to keep said deposit in a separate bank account (again, local rules vary), but it's always a good sign if they will do so to protect your deposit. 

15. Check notice periods

The notice period given by a landlord to a tenant is typically one rental period or one month if you're on a month-by-month contract. You also should always check local rules and what your contract says before signing.

16. Know who you can contact for advice

Communication is key to resolving any issues as quickly as possible. Report problems with the property to the landlord or managing agent as soon as you’re aware of them, and don’t refuse access for inspection or repairs – your tenancy agreement will give details of the notice your landlord needs to give you, usually 24 or 48 hours. If there is a dispute you can’t resolve, seek advice from a solicitor, or your local authority’s housing department.

In the US, check your local tenant rights on the Department. of Housing and Urban Development website. Finding out how to be a good tenant in advance will ensure you're holding up your end of the bargain.

17. Navigate renting a shared house

When moving into a shared house, meet the other tenants first, decide how rent and bills will be apportioned, and set down some ground rules, including establishing a cleaning rota and whether overnight guests are allowed. 

It's very important to document how rent is split in writing between all renters. As far as the landlord is concerned, everyone who has signed the lease is 'jointly and severally' liable for the rent. This basically means that the landlord can demand the full rent from any of the tenants sharing a home. 

In some US states and cities, a landlord can designate one tenant as 'master tenant', effectively giving them many of the landlord's powers, including eviction for not paying rent. Check if this is a possibility where you're planning on renting. 

18. Get renter's insurance

Some, though not all landlords require tenants to take out renter's insurance, but even if yours doesn't, it's still a good idea to consider taking out insurance that will cover the loss, damage, or theft of your belongings from a rental. It won't cover damage to the rentals itself. 

19. Document everything

Disputes arise usually when landlord and tenant lose track of who did what and when, so it's a very good idea to keep track of exactly what was discussed/promised and so on. This refers especially to any damage to property and repairs, but Leonard Ang strongly advises to 'document everything, from the state of your apartment when you move in and move out, to all of the communications between you and your landlord to which individual roommates contributed to rent.'

Take plenty of pictures before moving in and complete a moving-in checklist or inventory. If your landlord is providing you with an inventory, have a thorough read-through and make sure to record anything that isn't already in there. Something as simple as a tear in the carpet that wasn't recorded can affect your deposit. 

20. Could you buy instead of renting?

Could finding a mortgage deal prove better for your finances than paying out rent every month? Reynolds advises a cautious approach. Although homeownership continues to be a lifestyle dream for many, Reynolds reminds all would-be homeowners that 'homeownership costs are significant. Beyond the down payment and monthly mortgage costs, there's also the cost of upkeep and fees many don't think of. 

'For example, if you live in a rental property, you don't have to worry about buying a new appliance if an old one conks out. But as a homeowner, you're on the hook for that new fridge, washer, or oven. And if you move within five years, you've just paid a large sum for something you're unable (in most instances) to take with you.'

So, Reynolds's golden rule is: 'Only buy if you're planning to stick around for at least five years. If buyers feel confident they’re going to be in one place for years on end, they should go for it. They will likely reap the benefits of the money they've put into their home down the line.'

So, in order to choose a property you'll be happy living in — and, most importantly, staying in — arm yourself with the knowledge you need to take you through all the stages of the renting process. As long as you've avoided all these rental red flags, you're in the clear!

From looking for and touring an apartment to contracts and disputes, this property expert-led advice will help you find your dream rented home quickly and efficiently.

1. Choose your location 

You may already have a pretty good idea of where you want to live, but if you’re flexible on location, consider what your priorities are. Is it important to be near family and friends, have a speedy commute to work, or a short walk to a train station or bus stop? Do you want shops and cafes on the doorstep, or would you prefer somewhere quiet to come back to at the end of the day?

Don’t feel forced to stay in your current neighborhood just for the sake of it, as by broadening your horizons you may well discover that another suits your needs and lifestyle much better. 

2. Have all your paperwork ready

There's no denying that the rental market is fast-paced, and you'll need to learn to move quickly. If you like a flat or house you've just viewed, you may well need to make a move to start the lease process that day. So, Amy Mueller of Apartment Advisorrecommends making sure  'you have all of your paperwork in order before you even start inquiring on properties. This should include, as a bare minimum, your bank statements for the last three months and a letter of reference from your previous landlord. If you've never rented before, you likely will need your employer or university to referee for you. 

3. Start your search

Once you’ve pinpointed your desired location, worked out your budget, and decided how many bedrooms you want, you’re ready to kick off your property search. Big property portals such as Zoopla are your best bet as they are updated almost every day. However, if you have a particular area in mind, it's a very good idea to register with a local estate agent. They may well be able to offer you a rental that hasn't yet gone online but matches your criteria, or get in touch with their pool of landlords for something suitable. 

4. Know what you can afford

This may sound obvious, but knowing what you can actually afford in rent is crucial if you want to save yourself the time and effort of viewing apartments or homes you won't comfortably be able to afford. Zoopla in particular, as well as other property search engines, will offer you a rental calculator that shows you how much you will actually be paying per month once all bills, including council tax and energy, have been added. 

Also, be aware that negotiating the price of a rental is completely normal if there is a good reason for it. For example, if the landlord is in a hurry to find a tenant and you're prepared to forego that paint job in the living room, you may well be able to negotiate a lower rent.

5. Know what a fair rental price is

Do your homework! Mueller recommends researching your local rental market so that 'you know what is “fair” rent for the unit size, location and amenities offered.' Beware of rentals that are either significantly below the 'fair' price for your area as there's likely something wrong with the rental. Conversely, don't bother with an unrealistically high-priced rental as someone who is trying to charge an unfair amount on a rental is highly unlikely to be a good landlord. 

6. Check if there are any extra fees

Be aware that depending on the type of property you're renting in there may be extra monthly fees. You need to be especially aware of this if you are moving into a serviced apartment block (e.g. there's a porter and/or cleaner) as it will almost certainly come with extra fees. 

7. Be aware of credit score checks

Estate agents do also increasingly check credit scores, but some still rely on bank statements to check that you have enough earnings coming in to cover the rent. 

However, just because landlords need to know your credit score doesn't mean that you have to harm yours by applying for a rental. Ask the estate agent whether they'll be performing a hard or a soft credit check – a soft credit check will not harm your credit score.

8. Recognise a good estate agent

• Word of mouth – or, these days, online reviews – is the best recommendation. There are websites such as the National Approved Letting Scheme or ARLA.  Always check the relevant website to make sure that membership hasn’t lapsed.
• In the UK, from the 1st  June 2019, an estate agent can only include a refundable holding deposit of one week's rent, and future fees for early contract termination, late rent payment, or loss of keys. Any agent that is still asking for other fees is breaking the law. 
• Avoid agents like the plague who want to charge you for property details, are poorly organized, and ask for money upfront.
• Find out what to ask a letting agent about a property you are interested in before you proceed.

9. Seek out good private landlords

Leonard Ang, the CEO of iProperty Management, advises renters to 'investigate your landlord or property management company as much as you can beforehand. They generally treat their tenants consistently, meaning that if there are problems, there will be stories about it if you know where to look.' 

If you are in the UK, there is an Accreditation Network for landlords – it is not mandatory, but if your landlord is registered, it's a very good sign. Review websites such as Rate Your Landlord are also invaluable.

While your landlord is always responsible for essential home repairs that keep the property safe and appropriate for use, you will want to know how non-essential repairs are managed and by whom. If the place you're moving into needs repairs before you move in ask whether the landlord will commit in writing to completing them before your moving-in date.

13. Understand your contract

Before you sign your contract, read it through very thoroughly. In the UK, the vast majority of private homes are let under an assured shorthold tenancy (AST) – a legally binding contract, which lists your and your landlord’s rights and responsibilities, details of the deposit, the rent and when it’s due, and notice periods. A tenancy can be fixed for any period longer than six months, though in practice the term is usually a year. 

Most contracts will have a break-out clause, usually at the six-month point in the contract. It's important to know whether there is a breakout clause if you think you may not want to stay the whole year. Vice versa, if you want to ensure that you stay the whole year, a two-year contract with a breakout clause after the first year is best.

Once you have completed your fixed-term contract, it becomes a rolling, month-by-month contract or periodic tenancy. At this point, you can either let the contract roll or sign a new fixed-term tenancy agreement with your landlord. You cannot be charged extra for signing a new fixed-term tenancy agreement with an existing landlord.

14. Select the right deposit scheme

In the UK, there are rent deposit caps: five weeks' went on properties that cost less than £50,000 in rent, and six weeks' rent on those that fetch above £50,000. The deposit must be held in one of three government-backed tenancy deposit schemes – Deposit Protection, My Deposits or Tenancy Deposit Scheme – which will ensure you get the full amount back when you move out, and protect your money if there’s a dispute. Your landlord is obligated to let you know where the deposit’s lodged within 30 days of paying it.

15. Double check notice periods

In England, the landlord has to give any tenant two months' notice, in writing. In Scotland, it's 28 days for tenancies of up to six months and 84 days for tenancies of over six months. 

Note that if you live with your landlord as a lodger, they only need to give you one month's notice.

If you want to give notice to leave and you pay on a month-by-month basis, you must give your landlord one month's notice. If you are on a fixed-term contract, you can only leave after the end of the fixed term or during the breakout clause (usually the first six months).

In the UK, a home shared by three or more unrelated people is classified as a House in Multiple Occupation (HMO), and the landlord will need to comply with certain standards and apply for a license from the local council before renting it out. In some areas, licenses are also required for HMOs consisting of three or four tenants, so always check whether a property is correctly licensed. 

Top tip: If you’re planning to rent a room from a live-in landlord, you’ll be classified as a lodger rather than a tenant, and won’t have as many rights as under an AST.

Of course, if you are renting solo or with a partner, this will be a different dynamic but you should nonetheless consider how you will upkeep the house to ensure you have no reason for the landlord to dispute your deposit at the end of your tenancy.

It feels like renting is forever getting more expensive, but this is not entirely true. Last month, renting platform Zumper released its National Index and revealed the median cost of a one-bedroom apartment across the US. 

How much landlords are charging is usually a good indicator of what's happening with inflation more generally. So it's no surprise that rents ARE going up in the vast majority of cases. 

But in five exception-to-the-rule cities, rents are actually going down. Scroll on to find out if you're renting in one of the lucky locations.

Cities where rents are going down

• Milwaukee, Wisconsin, median monthly rent of a one-bedroom flat = $950
• Chattanooga, Tennessee, $1,140
• Raleigh, North Carolina, $1,150
• New York, $3,100
• Seattle, Washington, $1,730

The median rent for a one-bedroom flat in each of these cities had fallen by around 5%. Even though New York is still of course one of the most eye-wateringly expensive cities to live in in the US, the big apple has seen decrease in 4.9% month on month.

The report says that in many West Coast markets, the rental market has experienced a slight loss of population since the pandemic began in March 2020. 'Portland, OR, hasn’t experienced the same level of rent growth as the rest of the country,' says Zumper. 

'This falls in a line with a trend on the West Coast, where the largest cities aren’t seeing rents pop the way home prices are.'

Most notably, San Francisco saw a large number of renters moving out of the city, and they’ve yet to come back. As a result, rent in San Francisco remains down 16% relative to March 2020. 

As we mentioned, rental data gives a good insight into where inflation is occurring the most. In January, the Consumer Price Index nationally was up 7.5% year-over-year, the highest since 1982. 

Over the same period, Zumper’s National Rent Index showed a 12 percent year-over-year increase in the median one-bedroom rent. Check out the full report on the Zumper website, which also reveals the places facing the biggest increases in rent.

We asked the interiors expert for one simple thing renters can do to make their kitchen look good, which would cost under $20 or so. 'New hardware!' he says. 

'You can easily change up any cabinetry with updated hardware,' Bobby Berk adds. He says this kitchen idea is renter-friendly since you can change it back when your lease is up.

The options are limitless, from sparkling diamond-shaped handles to more kitsch, painted ceramic knobs for more of a cottagecore vibe. If you're looking for a quick and easy way to shake things up, order a couple of packs of the best kitchen cabinet pulls.

You can get the job done in less than an hour, which is well worth it. I can vouch for the gold, hexagon-shaped knobs above, which made a big difference to my kitchen.

The cabinets are, naturally, painted in an uninspiring shade of magnolia and they aren't in perfect condition. Adding these metallic accents made the kitchen feel a little more modern.

7. Create a library in your alcove

Need somewhere for better book storage? Well, you know that book shelves just make sense as an alcove idea. You could have them built in, making the most of your space, as you can go floor to ceiling, or you could just find a book shelf that fits perfectly into the alcove. 8. Use an alcove to make a feature with logs

Another super easy alcove idea is to use them to store logs. You know what, we don't reckon you even need a log burner to get this rustic Scandi look. There's nothing wrong with having pile of chopped up tree to help channel all the Scandi living room vibes.

9. Build a wardrobe into a bedroom alcove 

Just as with the living room alcove storage, you could choose to use the alcoves in your bedroom storage. Wardrobes are cumbersome things that take up a ton of room so it makes sense that if you have an alcove going unused to put it to use. Again, you can get a carpenter to build a wardrobe into your alcove and you can completely customise the interior, based on what you need. 

10. Create a cozy spare bedroom 

Can we call this an alcove? Yes, we can. Or at least we will. Alcoves mixed with slanting roofs are a tricky combo to over come, but rather than hate on this small awkward space, why not accentuate the cosiness and create a cozy small bedroom if your alcove is deep enough. If you can't quite cram a bed in then settle for just a comfy armchair and make it a nice reading corner instead.   

11. Make the most of awkward alcove spaces in lofts

12. Add floating shelves to a small bedroom alcove

Floating shelves were literally made for alcoves, they just create a lovely seamless look, plus they work well for extra storage and are brilliant in a small bedroom with little room for bedside tables. 13. Create a contrast in an alcove with wallpaper

Just like paint, wallpaper is an easy way to make your alcoves more of a feature in your home. You could do the obvious and wallpaper your alcoves – this works well if you have symmetrical ones on the either side of a chimney breast, or, if you have an alcove that's more of a decorative feature like the one below, you could wallpaper the rest of the room, and leave the alcove blank. 14. Add kitchen cabinets to fill an alcove 

Designing a kitchen around an alcove can be tricky. You could go down the made to measure, bespoke route we have talked about previously, and have a dresser built into the space, but we thought this alcove idea was pretty handy too! Use your alcove basically as a pre-made cabinet. In this deVOL kitchen, floating shelves have been added into the alcove and then glass cabinet doors have been installed in front, meaning you can see those gorgeous green tiles through the cabinet doors. 

15. Or go for freestanding kitchen storage in an alcove

You could of course always just pop a dresser into your kitchen alcove instead. You might get lucky and find the perfect sized one in an antique shop or on eBay, but if you're not up for trawling or competitive bidding, Esty have some lovely ones too.

Enhance a large alcove that's smaller in depth with a pop of color. If yours is framing a bed or piece of furniture it will help add a little more design interest, especially in neutral schemes.

‘An alcove looks best when it’s decorated as though it is a built-in architectural feature of the home. You can add rustic shelving and then a cabinet base at the bottom, or if that isn’t in your budget, you can look for a piece of furniture that fills up the space,’ advises Anna Versaci, owner of Anna Versaci Design

What are the best storage ideas for alcoves?

‘Choose a piece of furniture as close to the alcove’s size as you can get, so it looks like it was a planned architectural feature rather than an after-thought space filler. For instance, an antique cabinet or chest with art hung above it, with an art light to showcase it, really fills up the entire alcove and looks great,’ says Versaci. 

What is the best height for an alcove if you're adding one?

‘I think alcoves look best when they are almost the height of the crown molding unless you are doing a small niche storage space with shelving. Alcoves are also a great place to add arches for more architectural interest,’ continues Versaci. 

If someone asked us to name the most expensive place to rent in the US, we'd guess it was San Francisco - closely followed by the Big Apple. New York and San Francisco have infamously high rents, but for the first time in a long time, NYC has taken the lead.

The Covid-19 pandemic caused the cost of renting to plummet in both cities as residents worked from home and headed out of town to save money.

The findings of the National Rent Report by renting platform Zumper are based on the rent for a one-bedroom property across the country. New York has a median one-bedroom rent of $2,810, while San Francisco’s median is just $10 less at $2,800.

Although it's a very slim margin, this is the first time New York has been more expensive than San Francisco since Zumper started tracking rental data in 2014. It's remarkable when you think about just how much more costly renting in San Francisco used to be.

'In early 2019, median one-bedroom rent in San Francisco was more than $800 more than New York’s,' reads the Zumper website. 'But a combination of rising rent in the Big Apple and falling rent in the Bay Area caused the spread between rent in the two cities to slowly dwindle.'

By January 2020, the difference between the rents in each city had already dropped to $520. A year later, in January 2021, this figure had fallen further, to $330.

The gap was closing, but the vaccine rollout caused things to change. As New York has woken up, with restaurants and bars reopening and city life restarting, rent has increased by 19.6 percent since January 2021. 

So it's only 1.4 percent lower than it was when the pandemic took hold in March 2020. New York has pretty much done a 360 turn, but in San Francisco, it's a different story.

Why? Because of the many tech workers in the Bay Area. 'Tech workers make up a disproportionate share of residents in the city, and tech companies are more likely to have adopted broad or permanent work-from-home policies,' says Zumper. 

So these workers are able to live wherever they please - and a large number of them have decided to leave. The median one-bedroom rent in San Francisco has increased this year, but at a much slower rate than in New York.

Since January, rent is up 4.5 percent in San Francisco, compared to New York's increase of just under 20 percent. San Francisco's rent remains down by 20 percent relative to March 2020.

For now, it's hard to judge whether this is a temporary blip or long-term change, bearing in mind the possibility of the Delta variant delaying the return to offices.

Make it a seamless addition by partially painting it the same color as your walls. This half and half, blue and white paint job means the wooden fixture is barely there and it adds a little design interest too.

2. Use chalk paint to upcycle tables and accessories

If you want to zhuzh up your entrance, but don't have money to completely remodel the space, it's time to get out the chalk paint and get upcycling.

No matter what room in the apartment you want to glow up, I've got you. I've also rounded up some buys that shoppers love, so you can get decorating ASAP.

1. Choose a lightweight table

With the exception of a ground-floor apartment, moving into a condo (especially if it doesn't have an elevator) can be a real challenge. So when shopping for furniture, you may wanna factor the weight and shape of your decor into your purchase decision. A modern and lightweight coffee table will ensure that you're not re-enacting 'that' infamous scene from Friends involving Chandler and Ross negotiating a heavy couch up several flights of stairs. Pivot — pivot! 

2. Use storage trolleys

Trust me, storage trolleys are legit life savers when living in a small space. They're so easy to wheel between different rooms and are seriously versatile too. I have a storage trolley in my kitchen that's packed with fruit and veg, but they can also be used for drinks, books, and even as a nightstand. Basically, you might just need one for every area in the apartment. 

3. Opt for smaller side tables

When you live in a small space, you just don't have room for big ol' tables that take up too much space. Instead, look for tables with multiple shelving units, as well as slimline console tables. These will fit so much better, while still providing enough space for important household pieces. BTW, be sure to go for lightweight options, so you can move them single-handedly without straining your back.

4. Find tables and chairs that slot together

There are things that are just better together. I'm talking PB and J, mac and cheese... and tables and chairs. If you don't have the dollar for a matching set, measure up your existing table or chairs, and find a complementary item. By being able to slot your chairs directly under your tables, rather than having them sticking out, you'll save so much space in your apartment. That square footage is seriously precious, you guys.

5. Zone a studio apartment with DIY divider design

If your studio apartment feels like the kitchen, living room, and bedroom ideas have all melted into one big room, a divider is the answer to all your problems. Stick-on tiles are a great way to get 'round this and can be used both on walls and floors. They work really well in both the kitchen and bathroom, adding style to rooms that can be slightly sterile. 

8. Revamp your bedroom with a statement headboard

If you've not got all that much room for decor in your bedroom, you can instead make a big impact with a headboard that makes a statement or complements your existing decor. I'm obsessed with how @raveinteriordesign has matched her headboard (and bed TBH) with her carpet, tying the whole look together gorgeously. Want to really make the most out of yours? 9. Add low-key fun to a bathroom with a bathmat

Just because it's an essential, doesn't mean it has to be boring. Liven up those white tiles by adding a colorful bathmat, just like @overatno18. You could also add vibrancy to your bathroom with a printed shower curtain, bright towels, or even a boujee bathroom dressing gown (y'know, just go full hotel style).

One of my fave storage solutions for small rooms is using vertical space. If you're renting and have a landlord that's totally chill with changes, wall shelving is a fab option for storing items and displaying decor. You can create an interior scheme around your shelfie, and even add a luxury touch with brass brackets, glass panes, modular boxes, and more. So gorgeous.

11. Get creative with your clothes storage

If you're a homeowner or put down a deposit on an apartment that is not furnished, you'll need to sort out your own bedroom storage ideas. Before you fork out on a wardrobe, why not have a think about different ways to store your clothing? Clothes racks are useful for organizing your outfits for the week, as well as for moving bulkier items out of your wardrobe, such as coats and jackets. Is it just a given that most rented apartments come with awful lighting? Swapping out all those builder-grade light fixtures for some funky shades is quick and easy to add a big impact. If you don’t have the option to replace the light fixtures, just invest in plenty of floor lamps, string up fairy lights, and avoid using those ugly overhead lights. 

13. Make a blank wall better with your own gallery

Got a blank space, baby? Gallery walls are the perfect way to add a ton of interest to a space, especially if you are decorating a living room on a budget. They're an amazing way to make a room feel more lived in — and hanging a gallery wall yourself is probably much more straightforward than you think. If you are renting (and want to leave with your deposit), use hanging strips like these Command ones, which are Amazon best sellers.

14. Don’t be afraid of paint (even if your landlord is)

Trying to add color to an apartment that is painted in various hues of greige can be tricky, but fear not — you have options. 15. If in doubt... add house plants

Greenery and apartment gardening make even the smallest of spaces feel fresher and more interesting. Once they're big enough, I def recommend putting them into decorative plant pots, to accentuate your style and their textures. Don’t have space to spare for house plants on the floor or tables? Try hanging them up instead.

If you're looking for a rental and are flexible in where you can move, you will want to check out these best places to rent – and take a glance at the worst ones, to make a mental note of where you might want to avoid renting. 

The pandemic has had few silver linings whether you are a property homeowner or renter, but while the market has been especially unkind to buyers, who have found themselves in the middle of an ultra-competitive and overpriced environment, renters in some areas of the US have experienced falling rents. 

A recent study by WalletHub reveals the US locations most attractive to renters. Affordability plays a key role, of course, but the study relied on an impressive 22 indicators altogether, including the proportion of homes available to rent, the cost of living in the local area, and crime rates. 

The best places to rent in the US

'Best' may be a tricky term when applied to a huge number of places across the country, but all of the cities in the study's top five have very important advantages over the competition.

Cedar Rapids, Iowa, is the most affordable; its owest median annual gross rent divided by median annual household income stands at 15.73 percent. By comparison, Hialeah, Florida has a rent-to-income ratio that is 2.5 times higher. 

If you want to be looking at somewhere that's guaranteed to have a rental available, look at Little Rock, Arkansas, which has a rental vacancy rent of 14 percent. This may sound like not a lot, but compare it with Nashua, New Hampshire, where just one percent of rentals is currently available, and you instantly see where renting will be a lot less stressful.

If the cost of living is crucial, you should consider renting in Brownsville, Texas. Living in this city as a renter is 2.7 times cheaper than in Honolulu, Hawaii.

And if safety is of top concern, then Irvine, California is your best bet. This idyllic Californian town has a violent crime rate per 1,000 residents of just 0.64. By contrast, Detroit has a rate of 19.65.

The worst places to rent in the US

Speaking of Detroit, unfortunately, this city ranked one of the worst across all categories, placing it at an unenviable spot 181 out of 182, which was taken by Huntington in West Virginia. Memphis, New Orleans, and San Bernadino, CA, made it into the bottom five, ranking low on everything from affordability to safety. Which proves that choosing a rental requires careful research. A place may be beautiful and appealing in many ways, but if it's not hospitable to renters, you may be better off looking elsewhere. 

Whether or not you've seen The Royal Tenenbaums, if you like New York City and lots of wood paneling, you'll like this house on one Manhattan's most beautiful streets.

It is said that Wes Anderson decided on the location for The Royal Tenenbaums before the movie even existed – so, in a way, the movie was built around the spectacular home rather than the other way round. We can see why – it really is something special. 

Inside, there are six bedrooms, four and half bathrooms, a formal living room, formal dining room, butler kitchen, family room, chef's kitchen, and garden. The first three floors are also served by a convenient elevator (can it get any more Wes Anderson than that?).

This may be a traditional-looking home, but it's different from many other mansions. Firstly, there are 50 windows letting in plenty of natural light from the tree-lined avenue. The house also doesn't have a front entrance – instead, there's a three-aspect side entrance. This will no doubt appeal to a resident who wishes to keep their privacy.

The interior (the house is offered fully furnished) is a cornucopia of original wood detailing, stained glass, and gas fireplaces. The rich and warm colors are complemented by carefully chosen artworks, antique furniture pieces, and sumptuous textiles. And have you noticed that red damask wallpaper? It shouldn't work but it really does. 

Hamilton Heights is in north Manhattan and a short subway ride from Midtown. The Riverbank State Park is a short walk away. Wes Anderson has said of the house that 'it's hidden in plain sight', and we see what he meant – it's luxurious and massive, but somehow also understated and tucked away in a somewhat less flashy part of town.

1. Freshen up your bedroom with paint

Paint is potentially the cheapest way to give your bedroom a whole new look. Lots of landlords are open to this idea, and even a fresh coat of white or off-white paint will make your space feel brighter and bigger.

Or if you're in a committed relationship with your current bedding, try swapping out your throw pillows instead. To get that high-end hotel vibe at home, overstuff your cushions. You can do this by either ordering an insert that's slightly too large or by filling your cushion with two inserts.

3. Upcycle your furniture

If you're a total DIY newbie, just grab a paintbrush and freshen up your furniture with a new color. For even more of an update, you can thrift a fresh set of knobs or handles to replace your furniture's hardware. 

4. Curate your bedside tables 

This budget idea could actually end up being free if you shop within your own home for pieces to style your bedside table. Clear your nightstand of all those half-used eye creams and mugs you've been collecting, and put intention into making the table more of a focal point in the bedroom.

Add a cute lamp, a little pile of books you're planning to read, a trinket dish, a vase, candles, or a mirror for a luxe yet functional look.

5. Hang budget-friendly artwork

Prints are a perfect way to decorate a bedroom and turn a sad empty wall into something creative and stylish. Plus, once you have your frames you can change the prints every few months for a quick update. 

You can find affordable artwork on Etsy and FY, but also think about framing things you already have like postcards, wallpaper samples, or DIY collages and create a gallery wall. If you like a relaxed vibe, you could even go frameless and save more money. 

6. DIY a headboard

A DIY headboard may sound complex, but there are projects out there for you, no matter how questionable your DIY skills may be. Our personal favorite? This arched headboard made by Bridgette Whitney using pool noodles, velvet fabric, and plywood. 

We love that you can use any fabric to perfectly match your bedding and throws. If you're short on time, you could also create a headboard look using paint, a section of wallpaper, or by hanging a rug above your bed.

7. Throw down a large rug

An area rug can cover pretty much anything — a stained carpet, tired-looking floorboards, or an accidental makeup spill. Go as big as you can! An area rug looks best if the majority of furniture is sat on top of it, plus this will make the room appear larger, too. 

Layer up your rugs if you have the space, and add a smaller one on either side of the bed for extra texture and coziness. Wayfair and H&M Home are our go-tos for bargain rugs that look way more expensive than what you paid for them. 

8. Add some houseplants 

The humble houseplant has life and room-changing abilities. Pop a cute fiddle leaf fig in one corner or hang a string of pearls from your ceiling. They add life, color, and texture to a bedroom, and you can pick pretty pots that blend in with your decor, too.

Plus, houseplants have some amazing benefits for your physical and mental health (including purifying the air and helping you get better sleep). If your thumbs are the opposite of green, don't despair. There are so many low-maintenance houseplants that could thrive in your room.

9. *Throw* a party

Here's a super cute and cozy budget bedroom hack. Grab all your throw pillows and blankets and layer them up on your bed. The more the better! Throws bring color and texture into the room and you can switch them out quickly when you want to create a new look. 

Pro tip: We love to mix, match, and swap throw pillows and blankets between our living room and bedroom. Pick pieces within a color scheme or have cushion covers for each season on rotation.

We ask a lot of our living rooms. They are places we spend so much time and they wear a lot of hats, they have to be ready for movie marathons, family and friends games nights, potentially being turned into a second bedroom, and more recently, a place to work too. So there's a fair bit of pressure and planning needed to get this room spot on.

Now, if you are a frequent reader, you will know how much we love a bargain, love saving money and being able to say things like 'Nooo it's not *insert expensive brand here* we picked it up at Target'. But when it comes to hard-used rooms like the living room, there are certain items that it's worth parting with more money for. And of course, there are pieces you can save on in your living room too, don't worry, we will cover those too. 

So we asked some of our favorite designers (and drew on our own experiences of decorating living rooms on a budget) to help you decide on what to spend on and what to save on in your living room.

1. Spend on a sofa

It's the most used piece of furniture in your living room, perhaps in your entire house! So investing in the best sofa is a must. 

'A sofa is a key furniture piece for the living room. Whether an all-day Netflix spree or a cozy evening film, it’s where you’ll spend the most time, so it’s important to invest money in a well-made sofa that provides maximum comfort while suiting your style. Stick with a neutral or dark fabric for a style that provides longevity and will fit your scheme if you decide to redecorate or move into a new property. By opting for a neutral base, you’ll be able to add your own personal touches through cushions or throws in an accent color.' says Jen and Marr, Founders of Interior Fox.

2. Spend on the key pieces of furniture 

'Investing in one or two timeless pieces that will ground a room is a must!' says designer, Kathy Kuo. 'Staple items like a sofa, area rug, accent chairs or media cabinet will likely be with you for a long time, so it is important they are durable and something you love. Even if it is a splurge – you will thank yourself in the long run if you budget for them upfront.' 

3. Spend on artwork and vintage decor

If you want to bring instant personality into your living room, vintage furniture is a sure-fire way to do so. Now unless you are an eBay sales snake or know of the best yard sales to go to every weekend, often buying antiques doesn't come cheap. But they stand the test of time and will be pieces you'll keep for potentially the rest of your life, so if you have fallen for an antique, do your research and ensure you are getting a fair price for it, and then invest!

'Look, you definitely want to make sure your sofa is comfortable but there are so many great (and reasonably) priced options on the market right now. So I always say to splurge on either art or good vintage decor. Those are the pieces that are going to really make your living room sing and unique to you. Plus if/when you move there are much easier and cheaper to transport.' says designer Emily Henderson.

4. Spend on items that don't see heavy use

Because you don't want to go spending your entire budget on a coffee table that's going to get drinks spilled on it and feet perched on it. 'You spend on pieces you absolutely love, that won't get ruined by pets or children and that have a level of flexibility (perhaps you know you will only be there for 5 years). Spend on the artwork, spend on side tables and lamps and antiques.' says Tali Roth.

5. Spend on statement textural pieces

Whether it's a gorgoeus oversized stone vase or a sculptural wooden coffee table, if it's going to be that one piece that everyone turns to in your living room, then it's worth the investment.  

'Everything we buy for our homes will be with us for many years, so I’m a great believer in buying well. Investing in good quality and carefully chosen pieces that we really love pays off in the long term. They will last for longer and bring real pleasure every time they are used.' 6. Save on shelving

Now moving on to what you can save on in your living room. What pieces aren't going to break the bank but are still going to bring style or practicality into your living room? 

Living room storage. Definitely, something to save on, it's usually purely practical and sees a lot of wear and tear too, so it seems pointless investing in something really pricey. 'If you’re considering purchasing a freestanding bookcase, why not opt for floating shelves instead? They are affordable, easy to install and add a decorative display to the walls.' recommend Jen and Marr of Interior Fox.

7. Save on flooring 

Again, something else that's going to see a lot of action is your flooring. Doing anything with flooring can be expensive and if the state of your floors is really bad it might be worth investing in doing something about them down the line. But if you are looking for a temporary fix, there are loads of DIY options to update your living room flooring. 

'If the carpet needs replacing assess the flooring underneath, can you sand and paint the original floor instead of splurging to have a new carpet fitted? A wooden floor may seem cold but when paired with a contemporary oversized rug, it adds texture and warmth to your living room and doesn’t cost as much as brand new flooring.' says Marr.

8. Save on second hand finds

So if you want to bring in personality, but you aren't particularly interested in buying lifelong, hand down to your children, expensive antiques, shop vintage and second-hand at thrift stores. You'll still get that unique look but on more of a budget.

'When looking for staple furniture pieces to complete your scheme, shopping vintage is a great way of saving money without compromising on style or quality. For items such as a coffee table, console table or media unit, resist flatpack furniture, instead shop for vintage finds through eBay or a local vintage market.'

9. Save on living room rugs 

Let's be honest, who's rug looks as fresh as the day you bought it? Rugs wear and they quickly become home to crumbs, and stains and pet hairs! So don't splash on on a super expensive living room rug if you know it's only going to potentially get ruined. 

'I wouldn’t recommend spending too much money on the living room rug - you don’t want to get upset every time you spill or drop something. It’s less stressful and a lot more enjoyable to spend time in a space where you don’t always have to worry about potentially damaging something expensive so I always recommend to save luxury rugs for the formal spaces and make everyday spaces all about comfort!” – Kate Rumson, Interior Designer.

The cheapest cities for renters should be on your radar if you're considering moving somewhere new and either can't or don't want to buy yet. Often, even if you plan to eventually buy in a new area, it's a good idea to start by renting to get a feel for the place. Or, if you're a remote worker and are looking for maximum cost efficiency on your rental, these cities* are not to be missed. Not only do they have cheap rents, but they're also pretty decent all-round, too.

1. Springfield, MO

If Springfield isn't a helpful city name and you're wondering which one this might be, that because there are 24 Springfields in the US. The Missouri Springfield is actually quite a large city of 150,000 inhabitants and the third-largest city in the state after St Louis and Kansas City. 

It has not one but two university campuses, a zoo, and an attractive downtown area with tramlines. What's really great about this place, though, is the cheap rents: you can rent a two-bed here for just $826 a month, or a studio apartment for $615. We could definitely live with these prices.

2. Fargo, ND

No, it's not the Fargo immortalized by the Coen brothers, but this place is pretty cool, too. It's been named as one of the most liveable places in the US by Livability, which praises the city's 'gorgeous historic homes on wide, tree-lined streets.' 

Yes, Fargo's downtown is gorgeous – but the 122,000-strong city also has a thriving jobs scene and is particularly popular with start-ups. We can see why: living in this pretty place is easy and cheap – you can rent a two-bedroom apartment here for $826 a month, or a studio for just $604.

3. Greensboro, NC

There's a lot going on in Greensboro, which has a substantial downtown area and a population of 291,303. Residents rate the city's green spaces, public schools, and restaurant scene highly – it's no surprise this vibrant place is especially popular with young professionals and families. If you want to try out living here for yourself, you could do a lot worse than renting a one-bed apartment here, which will only cost you $839 per month.

4. Tuscon, AZ

America's Biggest Small Town will never bore you – no wonder even Californians are moving here. It's home to the University of Arizona, it's got the most affordable rents in the West (only $1,044 for a two-bed apartment), but, honestly, we'd move here just for the food. This place isn't a UNESCO 'World City of Gastronomy' for nothing, and we'll wager that it may well have the best tacos in the US (it's quite a claim, we know). 

5. Grand Forks, ND

If you prefer the quiet life – and don't mind cold winters – then you could do a lot worse than the lovely and small Grand Forks, only an hour from the Manitoba border. Consistently voted one of the best places to live in North Dakota, the town has a lively coffee shop and bar scene despite only having 56,500 residents. 

It's one of the best places to rent a one-bedroom apartment, which will cost you on average $797 per month. Movers, many of whom are young professionals looking for something different, praise 'an incredibly laid back and slower way of life' that they just couldn't get in bigger places.

The jaw-dropping mansion that has been used to house the long-running The Bachelor and The Bachelorette reality TV series is officially open for off-screen visitors to spend the night. The 10,000 square foot home in Agoura Hills, California has just been listed on Airbnb—and is set to go for approximately $6K a night for up to 13 guests at a time.

Whether you’ve dreamt of becoming the next Bachelorette or you just watch the show for the eye-candy (see: sprawling California real estate and wildly attractive house guests), there’s no denying the appeal of this piece of reality TV history.

Villa de la Vina, or better known as The Mansion, is set on a sprawling 10-acre property within the Santa Monica Mountains near Malibu—which means that the natural splendor will be just as impressive as the reality TV history brimming in and outside of its walls.

With over 20,000 square feet of outdoor space, including a one-of-a-kind pool, two Jacuzzis, romantic archways, and lush greenery, the 200-year-old Mediterranean-style home is sure to suit both fans of the reality show and anyone looking for a socially distanced getaway in the sun.

The Mansion features seven bedrooms, eight bathrooms, and sleeping arrangements that can comfortably fit over 13 guests at a given time—but there’s a catch. In the listing’s house rules, guests are absolutely prohibited from having parties and gatherings, filming, taking professional photos, or rearranging the furniture. The number of guests must be agreed upon in writing prior to check in and any additional visitors will be strictly prohibited as well.

According to a TODAY report, The Mansion is owned by Marshall Haraden, who lives in the sprawling estate with his wife and four kids for most of the year; moving out when the reality TV filming begins and back in once it wraps.

“When (the crew) comes, we move out for 42 days,” Haraden told TODAY in a 2017 interview. “Everything we own leaves the property and goes into storage.” Haraden also shared that The Bachelor isn’t the only show to film at his home. In fact, that sprawling mansion has also housed shows like thriller TV series Quantico and a variety of different TV commercials.

While it’s still unclear whether the Airbnb listing will be available for more than a couple of months (at present the booking availability span well into the latter part of 2021), and while there are no property or host reviews to date, the $6K/night escape is sure to impress any The Bachelor fan… or Mediterranean-inspired architecture aficionados.

Nearly half of UK homeowners and renters suffer from buyer's remorse about their properties after moving in – with the list of regrets only exaggerated by us all spending so much more time at home due to lockdown. 

Yes, we might find our dream home, find a mortgage and move in quite happily... but it doesn't take long to discover that something isn't quite right, and that that something is actually quite major. This is how the story goes for 12.5 million households in the UK, according to recent research by the Home Owners Alliance. 

So, what are we hating about our abodes? More than half of renters (52 per cent) and four in 10 homeowners (42 per cent) regret not having quite paid enough attention to small details that over time have turned out to be significant issues with their homes. 

The problem that tops this list of regrets is insufficient storage: both those who own their home and those who rent wish they had considered where they were going to keep their stuff once moved in. 

Another 21 per cent wish they had paid more attention to the condition of the property and the maintenance that would be required as a result, such as the condition of the roof, electrics, boiler, plumbing, heating, damp and insulation. Noise from neighbours or traffic they hadn't noticed before bothers a further 21 per cent of respondents. 

Paula Higgins, Chief Executive, Homeowners Alliance, says:

'Staying at home 24/7 is making a lot of homeowners reconsider their choices. The things we didn’t get right from the start are really starting to nag us.

'Our research shows that while we may get the big things right when choosing a home, we often overlook the smaller, less glamorous considerations like storage, how well insulated a property is and the condition of the roof and boiler. These are issues that are difficult or expensive to put right but if ignored, can negatively impact our lives on a day-to-day basis.

'If you have a problem with your roof, heating or have penetrating damp that can’t wait then you shouldn’t live with it – not even during lockdown. The government has advised that work carried out in people’s homes, such as tradespeople carrying out repairs and maintenance, can continue, provided that the tradesperson is well and follows social distancing guidelines. You know what? To make the most of these Ikea kitchen hacks, you don't even need an Ikea kitchen? Ikea – or B&Q or Wickes or Wren... – all have some lovely doors, but because they are so lovely and because they are so affordable, we all run the risk of having matching kitchens... so, we have come up with a few clever ways for you to update and make your kitchen different! 

Try out a few of these tips to add more personality to your kitchen space and to create a fresh new look, without having to rip out the whole thing and start again (bad for budget, bad for the planet).

Oh and if you don't have Ikea doors, you can still use all these kitchen ideas to update whatever doors you have, Ikea or not.

1. Get new handles 

Easy peasy. Getting new handles can be a very cheap way to update your kitchen doors. Ikea make some lovely really affordable ones, we especially like the Osternas leather handles. If you're going for a more traditional look, you can of course browse elsewhere for knobs and handles that will fit Ikea doors; Etsy sell some cute ones at good prices. 

2. Paint your Ikea kitchen doors 

Our favourite way to update any kitchen doors is to paint them. You can do it yourself and it can totally transform a space on a really small budget. Two tone kitchens like this one are bang on trend at the moment, so why not pinch this idea and paint your bottom cabinets a dark colour and keep the top ones bright and white? We love.

3. Wallpaper your kitchen cabinets 

Want to bring some pattern into your kitchen? Wallpapering your kitchen cabinets is just as doable as painting them. We say stick to wallpapering either your wall cabinets or lower cabinets so the pattern doesn't totally overwhelm the room. 

If you have glass fronted kitchen cabinets, you could wallpaper the back of them, too, for a more subtle injection of pattern. 

4. Create open shelving by removing your doors

Yep, just take your kitchen doors off. Give them a quick freshen up by painting the insides or even, as we mentioned above, wallpapering the backs of them. Then just fill them with all your nicest crockery and kitchen accessories. 

5. Or just remove your top cabinets all together 

And if you don't need all that storage, just take your top cabinets off altogether and replace them with shelving. This works especially well in a smaller kitchen where too many cabinets can shrink the space. 

6. Replace your doors (without buying a whole new kitchen)

And if your Ikea kitchen doors are past saving, you can replace them. You could just get new doors from Ikea as their standard doors will fit their standard Metod cabinets, or you could upgrade your doors to something more bespoke. If you have never heard of the John Lewis House range then let us introduce you. It's kind of like the cooler, younger sibling of John Lewis home – the colours are brighter, the patterns are quirkier and, the best part is that the prices are cheaper!

John Lewis has added a few new pieces to the collection this month and we couldn't not share them with you because they are SO very nice. Very modern and fun, each piece could add a touch of colour and personality to your space. Let's talk about bedding first, because if you are looking to update your bedroom, bedding is always the quickest way. Tigers seem to be a key feature in this new collection with them appearing on bedding, cushions, lampshades and we are so here for it, like animal print, but cuter. 

We really like how this collection combines lots of different prints but sticks to one colour palette so it doesn't all get too crazy. The striped cushions work really well with the dotty print of the bedding and the abstract pattern of the throw. 

And we see you eyeing up those bedside tables! They are in the collection too, the gorgeous pink table is £69 and the taller mustard table is £59 (it comes in a lovely dusty green too). 

If you wanted a closer look at the gorgeous duvet in all its Tiger glory, here you are. The colours are a lovely combination, and the burnt orange is bang on trend at the moment, so why not pinch this idea and pair it with an orange sheet and cushions to make the colour really pop. Fab price too, £35 for a double including two pillows. 

More tigers! This time in the form of a cushion. You might not be able to tell from this picture but the tigers are appliquéd on so it's lovely and textured and the gorgeous pale green fabric is velvet, so we think it's a bit of a bargain for just 20 quid. 

The pink pouffe is new to the House collection too. We all need a pouffe in our homes, they are just so handy for extra seating or to pop your feet up on and they barely take up any room. There are loads of other colours to choose from and it's just £75. 

Well isn't this the coolest table lamp you've ever seen? It's just £25 too. Not only is a light but you can use its base for storage. Pop in paper clips, pens, sticky notes, whatever and get your desk more organised. Don't worry all you colour-phobes, it comes in grey too.

Before you browse, it’s worth knowing that today’s sofa beds – even cheap ones – have long shed their old bulky, ugly, uncomfortable skin and are now designed to be comfier, and much better looking. How to buy the best cheap sofa bed

Check the construction

Cheap should mean 'affordable', not badly made, so do your homework about the sofa's construction – even reading a good range of online reviews will give you a good idea.

Check the mattress depth 

A sofa bed mattress is usually around 6cm deep, which should give decent comfort. But a thin layer of foam over an unforgiving base won't. Mattress size is important, too, so make sure yours is large enough to accommodate two adults comfortably. And maybe invest in a mattress topper to up the comfort levels.

After a super stylish cheap sofa bed? The Chou sofa bed from Made comes in loads of colours, two different shapes and has extra storage, too.

Why we like it

On trend style: there are loads of colour options to choose from with the Chou, from pink velvet (yes, please) to mustard. There are also two different designs, depending on whether you need that extra storage space – if you aren't fussed about that, you could go for the stylish wooden tapered legs instead (plus this model is £100 cheaper). 

Easy to use: the click clack mechanism is super easy to use; it's literally done in two movements. There is also a really easy to follow video on the Made.com website that shows how it works.

Extra storage: as well as seating three and sleeping two, the Chou sofa bed has managed to squeeze in a bit of handy storage, perfect for storing extra bedding and pillows. 

What to watch for

As with the majority of click clack sofa beds, this doesn't make for the comfiest of sleeps. There is a very clear dip in the middle where the sofa bed folds back and the buttons might be slightly awkward to sleep on. Mattress topper or spare duvet underneath a fitted sheet? Not a bad idea.

If you are after a super simple, cheap sofa bed that would be perfect to fit into a spare bedroom or a home office then we think the Habitat Axel Sofa Bed could be the one...

Why we like it

Simple, stylish design: maybe the design of this sofa bed might be too basic/streamlined for some people, but we think for an extra bed in the corner of an office or a spare bedroom, this is all you need. Plus, the stripped back look has got a Scandi feel to it that we are fully on board with.

Affordable: we know this is a round up of cheap sofa beds but this is a reeeeeally cheap sofa bed: it comes in at just £295. So, if you are just looking to up your bed count and not after something that will be getting slept on daily we think it's perfect.

Easy to use: simply lift up the back and fold it down, turning this from sofa to bed couldn't be easier. 

What to watch for

Again the dip in the middle could be an issue here and reviewers have said, while it's perfect in most respects (it has five stars on Habitat), it's probably only best for the odd night, not if you have the same guests every weekend. 

Another great cheap sofa bed from Maisons du Monde, the Lise sofa bed would be perfect for more traditional-style rooms...

Why we like it

Traditional style: you may have noticed that most cheap sofa beds all have a similar vibe, and they are all quite simple and modern, but the Lise sofa bed has a really traditional design. We love the button back detail (although not the most comfy to sleep on) and the curved arms, plus those sculptured wooden legs? Really lovely touch.

Easy to use: despite looking like it would be a fold out sofa bed, this actually has a click clack mechanism that's really straightforward to use. You just pull up the back, flick out the legs and you're done. 

What to watch for 

This does technically sleep two although it doesn't fold out into the biggest sleep space, so just be aware it's going to be pretty cramped. If you regularly have two adults to stay this might not be the best option.

Why we like it 

Unique style: for a cheap sofa bed, this actually has a really distinctive design that we think makes it look way more expensive than it actually is. It's definitely going to be the focus of your living room, especially if you go for that funky orange colour (it comes in a more demure black and grey, too, if that's more your vibe). 

Good price: this cheap sofa bed is only £395! And actually it's in the Habitat sale right now for just £316, so go get it while there is money off!

Easy to use mechanism: another click clack mechanism that's really easy to use, you literally just fold down the back and it makes for quite a roomy bed. 

What to watch for

While we do the love the look of the all over buttoning, it does mean it might not be the most comfortable night's sleep, especially for light sleepers. 

If you are hunting for the best cheap sofa bed, Dunelm have so many great options but we went for the Taylor sofa bed as our favourite for it alluring looks. 

Why we like it

Looks expensive: considering this model is only £349, we think it looks pretty expensive. It's reminiscent of sofa beds from West Elm or Swoon, and their Mid-century style sofas have been on our lust lists for quite some time. 

On trend shape: the shape and those bolster cushions are bang on trend, plus you can remove the arms, if that would suit your (small) space better. 

Easy to use mechanism: the click clack mechanism is trouble-free and straightforward.

Spacious sleep surface: despite the sofa itself looking quite petite, it opens up into a spacious 190cm x 112cm bed. 

What to watch for

Those buttons: mattress topper or duvet on top are always a bonus.

If you have had your eye on a gorgeous pink velvet sofa but think you need to be pratical and buy a sofa bed, then hello Moby, it's a gorgeous pink velvet sofa bed...

Why we like it

Gorgeous design: Velvet sofas have been a trend for ages now, and they don't look like they are going anywhere, so in terms of fabric choice we reckon it's a safe bet. The design is timeless too, statement enough to make it noticeable but not so crazy it's going to overwhelm your living room.  

Stylish colour options: If pink isn't your thing there's a deep forest green or a midnight blue velvet to choose from.

Easy to use: As with a lot of our top choices you just fold down the back and flick out the hidden legs. 

Super budget friendly: Full price, the Moby is £499 which is pretty reasonable for a sofa bed anyways, but lucky for you it's currently in the sale and it is just £249!! 

What to watch for

If you love it, just be sure you buy it quickly, as it's in the sale you can never be sure how long it's going to be available for at that amazing price. 

While not technically a sofa bed, we would for sure count this day bed from Maisons du Monde as a cheap sofa bed option...

Why we like it

Super trendy: Sofa beds? So last month. It's all about the relaxed look of a day bed. Keep it against a wall and throw a load of cushions on and it looks like a sofa anyways.

Very comfy: Because this is more bed than sofa it makes for a really comfy night's sleep. It might be one to consider if you have guests stay a lot and need something a bit more sturdy than a click clack model.

Customisable: You can make this day bed look however you want by just switching up the throw cushions, meaning that it can change as your style changes. Plus the day bed itself comes in a few finishes – white, grey and dark wood. 

What to watch for

It's just worth mentioning that you will obviously have to buy a cushion/mattress for this day bed separately, but that doesn't add to the cost too much. The one you can see in the pic is from Maisons du Monde too and it's just over 100 quid. 

You might have seen the Haru sofa bed  already as it’s a bit of an Instagram star. It’s only £299, so we couldn’t leave it out of our round up of the best cheap sofas...

Why we like it

Perfect for small spaces: this sofa bed is really diddy, so is perfect if you are after a small sofa bed, maybe for a spare bedroom or the corner of a home office.

Plenty of colour choice: all velvet and all very stylish, the fabric options for this cheap sofa are completely dreamy. There’s green, orange, pink and blue. You really can’t go wrong with any of them.

Comfy sofa bed: despite its small size, the Haru sofa bed is actually a fold out model, so you don’t get that dip in the middle you can get with cheap click clack sofa beds. 

What to watch for

We think the design is actually super cool and unique, but you can definitely tell it’s a sofa bed, which we know some people might not be as keen on. 

If you are looking for the perfect sofa bed for a small spare bedroom, maybe to go in a home office, the Dunelm Oliver Chair Bed would be perfect...

Why we like it

Compact design: this is the smallest sofa in our round up, so the best pick if you are looking for something to squeeze into the spare bedroom. You actually get three sitting and sleeping positions with this model too, you can have it just as a chair, as a bed, or as a kind of chaise sofa by just folding the front down and keeping the backrest up – perfect for movie marathons. 

Easy to use: super simple to turn from chair to bed. You just unzip the legs from the back and the front sections and fold it out; one person can do it in a matter of minutes. 

Cool Scandi look: and obviously we are always about how the sofa looks, it might be cheap and it might work well but if it doesn't look great, what's the point? This one definitely passes the test. It's got a slight Scandi vibe with the simple armless design and the dark wooden tapered legs.

What to watch for 

This sofa bed is pretty firm, but it will soften up after a few uses and you could always make it more comfortable with a mattress topper.

1. Get an UTÅKER stackable bed (it'll change your life)

This UTÅKER bed can be stacked – so you buy one bed, then can stack a second (and third) on top so that whenever you need extra sleep or seating space, it's right there, taking up no more space than a single bed. Look, below it's a daybed... but keep scrolling to see what else it can do.

2. Make a really easy bedside light 

Bedside tables are very lucky if they make it into a small bedroom (although don't miss this DIY bedside table, made with an Ikea hack). Yes they are invaluable, but if you are working with a tiny space there simply might not be room. But you need a bedside light right? Well the answer is to wall mount it! 

Copy this idea by taking a Ekby Valter shelf bracket (they are just two quid) and wrapping around a lamp cord, there is already a hole in the top of the bracket for you to thread it through, add a nice warm bulb and voila. 

3. DIY a wallpaper headboard 

Headboards are beautiful, but when space is tight they can take up just a little bit too much room, so DIY one with some wallpaper! We love how this banana leaf print looks framed by the iconic Gjora bed – a super easy way to make a very popular piece of Ikea furniture look like your own.

4. Create an alcove office 

In small spaces, alcoves can't be ignored! Put that space to use and use Ikea furniture to help you. This idea is super simple, just pick out some Ikea shelf brackets and shelving and use them to create a desk and some office storage. 

If you want to customise the size and look, you could pop down to a hardware shop and buy some planks of planed timber. Cut them to the perfect size to fit your alcove and mount them using the Ikea brackets.

5. Replace a wardrobe with a stylish clothes rail 

Wardrobes take up sooo much room, so switch it out for this super stylish, super cheap bit of Ikea furniture – a clothes rail. Give it more of a built in wardrobe kind of feel by wall mounting a few floating shelves directly above it.  

Yes, we hear you, 'but not all my clothes look like they were made to match my home decor perfectly', but that's where under bed storage comes in. Pick out all your lovely clothes that need hanging and the ones you wear most often, and then neatly store everything else in boxes under your bed – still easily accessible, just not crammed to the back of a cumbersome wardrobe you don't really need. 

6. Use bed slats for extra wall storage 

Is this not the best Ikea furniture hack you have ever seen?! Literally all you need is bed slats and two wall hooks and there you have it, extra kitchen storage! Get some S hooks to hang off the slats and you can add loads of stuff – utensils, pots and pans, herbs, clip boards for shopping lists. Easy peasy.

Renting has its perks. Got a leak? Call the landlord. No hot water? Call the landlord. Broken coffee table? Sure, it might be your fault for dancing on it but still, call the landlord. However, the one thing that frustrates us is, unless you have the landlord of dreams, you are limited to what you can do in terms of decorating. 

You just have to make your stuff fit in with whatever style you have inherited. Lino flooring, dated bathroom, odd bits of plywood furniture that don’t match in the slightest, magnolia-blah on every wall. Buuut, don’t despair! There are so many ways you can make a rented place feel like your own and who knows maybe you will come to love that brown tiled bathroom?

1. Bring light into your space with mirrors

It’s interior design 101 that mirrors will bring light and the feeling of space into your room, so get them up in your rented space! Stick them in your hallway, above your bed, in your living room, the more the merrier, we say. And if you are worried about hammering holes in your walls, hello Command Hooks. This round mirror from John Lewis & Partners is light enough to be held up by Command Hooks (just double check the ones you buy can hold 3.4kg). If you want to go for a larger mirror you can always lean it against a wall, it will still have a magic light bouncing, room enlargening effect. 

2. Mix in some of your own furniture 

Unless you have been blessed with an unfurnished rented flat, chances are you have been stuck with some pieces of furniture you wouldn’t necessarily choose. But while you might have to live with that brown leather corner sofa, you can improve the situation by adding a few bits of your own furniture. 

John Lewis & Partners have some really lovely, affordable pieces that won’t take up a ton of space and will just add a bit of personality to your place. This armchair being a case in point. And this super cute side table would also slide in and give all that brown furniture a lift.

3. Create a gallery wall (with no nails) 

Command Hooks to the rescue yet again. Gallery walls are probably our favourite way to pretty quickly and easily make a space feel like your own. You can frame pictures, posters, postcards, receipts from your first date, tickets from the Spice World tour, whatever is going to make your rented flat feel more like home. Check out these adorable frames from John Lewis & Partners, they come in grey, navy or sulphur (a gorgeous mustard yellow) and are just £5 each.

4. Improve your lighting situation

You don’t have to live your life under a strip light or a single bare bulb that’s as bright as a very cool toned sun. Most landlords won't have a problem with you adding a lampshade or switching out the one that is already there. This mustard lamp shade is really affordable at just 15 quid and would give off a really nice warm light.

5. Use your bedding to add some style 

Bedding is such a cheap, easy way to add some personality to your rented room. Our favourite from John Lewis & Partners has got to be this cheetah print set(we adore the matching lamp too. OMG, we’ve also just seen the matching shower curtain)!

This set starts from just £25 so it’s a really affordable way to update your space and make it feel a bit more like your own. 

Renting in the UK can feel like the wild wild West, especially if you are a student/young and are looking for affordable accommodation. The website was founded by Ben Yarrow after a landlord quibbled with him over a £3 bedspread, despite having failed to keep the property in good repair throughout Yarrow's tenancy. 

Marks Out Of Tenancy drew swift criticism from the Residential Landlords Association, who were worried about defamatory or unverified reviews. However, Marks Out Of Tenancy moderates all reviews, ensuring that they are by genuine tenants – and gives landlords a chance to respond. 

We've browsed lots of reviews on the website, and have encountered plenty of glowing ones, praising clean and well-maintained properties, as well as good landlords. Hopefully, as the site grows, it could become the TripAdvisor of renting, encouraging landlords to keep to high standards and enjoy better tenants staying longer.

1. Change up your soft furnishings

Adding texture and colour to your space is one of the easiest ways to establish an interior scheme when decorating your rented home. And soft furnishings are one of the most effective – and affordable – ways of achieving this. 

Opt for something relatively neutral – we love this Anthropologie Doreen Cheetah Velvet Cushion – if you’re looking to create a boho inspired scheme. 2. Create a stylish - and non permanent - gallery wall

Many renters assume that the coveted gallery wall is off limits to them - we can all imagine the wrath of a landlord who discovers you’ve hammered countless nails into the wall, but that simply doesn’t have to be the case. With your landlords approval, we’d recommend picking up some furniture paint – most likely in white – to update your mismatching pieces and make them (at least) the same shade.

4. Use lighting to create atmosphere in your home

A few fairy lights can go a long way, particularly in a rented property, effectively distorting that (slightly off white) colour scheme that's infamous amongst renters, while also creating a calming atmosphere in your home.

5. Think about using scent to make your house feel like a home

Much like lighting, incorporating scent into your home can be one of the easiest ways to create the atmosphere you desire. And while adding a few candles, or a reed diffuser, isn’t technically decorating, we thought it was too effective, a tip to miss out.

6. Never underestimate the power of a mirror

Despite being one of the best known interiors tricks out there, many people still underestimate the power of mirrors to make a small space (hello, tiny London flat) feel larger and lighter.

Looking for uni room ideas for your grim box of a space? You'll probably start by scrolling through Instagram and Pinterest, saving pictures of rooms filled with fairy lights, wall hangings, house plants, Good Vibes Only cushions, pallet furniture with huge windows and glorious white walls. Well kids, hate to break it to you, but the reality is you are going to get a box room with a tiny window that barely opens, built-in shiny, orange wood furniture and there is always always at least one wall painted some vile bright colour that whoever designed the halls thought might be 'fun'.  

But hey, you can work with orange furniture and a 'fun' wall, you just need some creativity and our top REALISTIC bedroom decorating tips...

1. Fairy lights really are invaluable

Okay first off, we are going to be slightly hypocritical here. We are fully aware your student halls or your room in a Victorian terrace is not going to look exactly like the one below. But obviously no one takes professional pictures of student bedrooms so you'll have to bear with us on that. 

So, fairy lights. They really are your saviour; the more you have the better. String them around the corners of your room to add cosiness to your space. They also work around window frames. We love Primark's £2.50 warm white battery lights but if you are after something longer, these fairy lights from Lights4fun are also a good option.

2. Take lots of side lights

Inevitably you are going to be stuck with one bare bulb burning as brightly as a very cool toned sun hanging from your ceiling, so along with fairy lights, take some side lights with you too. These will just give you a warmer lighting option, something to work or read or binge watch Gilmore Girls by. These bedroom lighting ideas will help you kill that OHL (overhead lighting for the uninitiated) and make your room feel more like home.

3. Get a noticeboard 

Of course, you can fill yours with more personal things than some generic sunset pics, a motivational quote and some sunglasses that look like they have been stolen from an Elvis impersonator. While you can always use a noticeboard to actually help remind you of important things like deadlines and reading lists, you can also use them to add colour and decoration to your uni room. More of the best noticeboards this way <<.

4. Pick out all the house plants 

While we can't promise those lovely white white walls, you can get some uni room ideas from this space. House plants are always going to, quite literally, bring life to even the most drab of rooms. Pick out some really gorgeous, quirky pots too and arrange them in clusters around your space.

5. Cover ugly walls with wallhangings 

Bright turquoise wall be gone. Make like all the posts you've inevitably saved on Instagram and get a wall hanging up in your uni room. We love Urban Outfitters for quirky, boho style wall hangings, but if you are on a budget, believe it or not, Amazon do some very similar ones. 

Top tip for you: to create a kind of canopy effect and just to soften the whole room, pin your wallhangings from the ceiling and then to the adjoining wall. Sounds weird, but we've seen it work. 

6. Stock up on command hooks 

Things might have changed since we were all at uni, but the number one rule apart from don't smoke in your room and don't burn candles, was don't hammer anything on to your walls. Back in the day, we had good old Blu-tack to stick up our embarrassing pictures from nights out back home and posters of films we'd never seen, but now, well now command hooks have opened a whole new world of possibilities. 

With command hooks, you could actually put up frames! Just check the weight is right for the hooks you choose. You could even hang a mirror, too! If you want any tips on how to create the best gallery wall, head over to our guide. 

7. Or create some wall decor with photographs 

If a gallery wall just sounds like way too much of a faff then check out this uni room idea. String up some fairy lights (again Command Hooks to the rescue) and use pegs to hang your photos, postcards, motivational quotes from. 

8. Get a nice rug 

Sure people might think you are tad high maintenance rocking up with a rug under your arm, but when they see its room changing abilities they'll be sorry that they didn't think of it too. In case you haven't guessed, when it comes to decorating your room at uni, you basically want to cover as much of it up as you can, and a nice trendy rug will do just that. Check out H&M Home for some gorgeous, affordable options. 

9. Get a pretty, but practical doormat too

Man we could have done with this at uni. Add hip flask to the list and there you go, all you need when you leave the door (obviously we are talking about when you are going on a night out, we in no way condone you taking a hip flask to lectures). This cute doormat is just £18 from Oliver Bonas. 

10. Add some personality with your bedding set up

Bedding is one of the cheapest and easiest ways to give your room some personality. Pick out one with a pattern that suits your style and go to town on the cushions too. A throw wouldn't go amiss either. Look about for really good value ones in the home section of supermarkets or our trusty fave H&M Home have some lovely bedding too.

What is the current state of the home ownership dream? With owning a home permanently out of reach for so many, have we collectively begun to give up on this particular social aspiration? 

Not at all, as the figures released as part of this year’s homeowner survey show. The HomeOwners Alliance has conducted its annual in-depth research into the concerns of both renters and homeowners, and the verdict on home ownership is loud and clear, with eight out of ten renters wishing to one day own their own home. Importantly, though, despite this overwhelming desire to become homeowners, the majority of those renters* who want to own (59%) don’t think they ever will. 

What are the alternatives? Shared Ownership has a limited appeal for today’s renters, with 32% saying the scheme is a bad idea, citing an overly complex system with multiple bills and high additional fees as the reasons. Help To Buy is seen as a better alternative, mainly because it allows some people to get on the property ladder without a large deposit. The scheme does draw criticism from 15% of renters, who are worried about the scheme being ‘abused by developers’ and people ‘who need help less’ benefiting from it. 

For many renters, it’s build to rent that emerges as the most likely solution to their current problems with private renting, which range from difficulties in getting the landlord to do repairs to poor quality accommodation overall and unexpected rent hikes. 

Build to rent is seen as a way to avoid high upfront fees by 48% of renters, while being able to rent from a fair and responsible company appeals to 40%; high quality, safe, and energy efficient rental properties offered by build to rent appeal to 38%.  

We covered the build to rent market earlier this summer, uncovering its many potential benefits to renters – including, paradoxically, better value for money than renting an old property. Here’s hoping that this segment of the property market will expand, providing more lifelong renters with high-quality, fairly priced accommodation.

Cohabiting couples continue to form the fastest growing family type in the UK, according to the Office for National Statistics. The number of cohabiting couple family units has increased by over a quarter during the past decade and is continuing to grow. 

And while married couples are still the most common family type, representing over two-thirds (67%) of all families in the UK, the rate of growth of the cohabiting arrangement is significant. Living together before – or instead of – marriage has become normalised, and there is evidence* that couples are moving in together quite soon after getting into a relationship. The Atlantic has gone as far as to refer to 'the age of shotgun cohabitation', citing financial instability as the primary reason for younger people to move in together. 

Since people who live alone spend up to 90 per cent of their income on living costs, leaving them with almost no disposable income at the end of each month, this seems convincing. There are obvious economic benefits to sharing accommodation with a significant other, and 91% of those who do so rent together. 

However, if cohabiting were solely a financial decision, then we would almost certainly see Londoners moving in together sooner than couples in other regions of the UK. And yet the research reveals that the opposite is true. Londoners wait, on average, longer than couples anywhere else in the country: almost two and half years as opposed to just 11 months in Wales, or a year and two months in the north of England.    

These statistics point to cohabiting increasingly being seen as an alternative to marriage, and viewed by today’s young couples as a commitment equal to that of getting married. With no stigma attached to living together before marriage for many, cohabiting is not seen as a lesser option. Indeed, for some couples, not getting married is as simple as passing on an expensive wedding and saving up for a house deposit instead. 

However, the legal system has not caught up with societal change: unmarried partners still stand to lose everything in the event of a relationship breakdown or the death of their partner. A Cohabitation Rights Bill is in the works, but is unlikely to become law until at least next year.

Tired of renting in a huge city? Or perhaps you grew up in a tiny place and escaped to a metropolis as soon as you could, but are finding the going tough? It’s been repeated ad nauseam that large cities (and especially, though not exclusively, world capitals) are becoming unaffordable even for successful young entrepreneurs. 

Often, when starting a family is also added into the equation, big city rents become a real drain on even decent professional incomes. Is the only solution, then, moving to a tiny village in the commuter belt? 

Not necessarily, nor is this the most important trend among millennials tired of rent hikes continuously outpacing their incomes. In fact, if you are in the UK, and especially in England, moving out to a small town or village may be counterproductive. 

Many small towns in picturesque locations have an exclusive status with huge price tags to match. Renting in a town of around 100,000 people is significantly more expensive, on average, than renting in a city of 250,000, recent research* reveals.

Renting in Bournemouth, for example, is almost £100 per month more expensive than renting in Newcastle. Meanwhile, rent in Sheffield, at an average of just over £600 per month, and it’s a whopping £400 cheaper than renting in the tiny medieval city of York, where rents are over £1,000 per month on average. 

Cities such as Manchester and Bristol are all more affordable to live in than London, but they also offer better value for money than small but expensive places such as Salford, Devon, or Colchester, Essex. 

There’s more to it than rent prices, however. Mid-sized cities are increasingly favoured by millennials who want to settle somewhere for the longer term that brings career opportunities, good schools for the kids, and many of the same metropolitan lifestyle benefits they’ve come to enjoy while living in large cities. 

This trend towards mid-sized hubs is also true of the US, where millennials are increasingly moving to mid-tier cities such as Louisville or Derby City rather than Chicago or Austin. This is good news for regional development on both sides of the Atlantic, and the trend could potentially ease the demand (which is partly the reason for sky-high rents) for rental property in the largest metropolitan areas.

1. A super trendy wall decoration 

Anyone else getting major Urban Outfitters vibes? This metal wall decoration would be perfect for adding some personality to your uni digs. A quick look at the reviews (always read these when buying of Shein – they are invaluable), and it does look smaller than in the pic, but everyone seems in agreement it's still super cute. 

2. The cutest bath mat

Okay, more than just Urban Outfitters vibes here, we have actually seen this bath mat in Urban Outfitters. So if you have fallen in love with it after seeing it all over Instagram, then here's a dupe for you for just £6.99! Oh, and they make an adorable lemon version too. 

3. A twist on festoon lights 

Sticking with the citrus theme, we love these funky lemon lights. They would look so gorgeous strung up in a kitchen, maybe along some well curated open shelving? We can see them now, weaving through blue and white crockery, over one of those vintage travel posters that are everywhere at the moment, around the succulents and then just dangling effortlessly off the side. 

4. A boho-style wall hanging 

If you love boho interiors, then you are probably constantly on the hunt for a good wall hanging and this one is only £7.99! These kinds of fabric wall hangings are also great if you are renting and need a quick and cheap way to cover up questionable wallpaper or make your magnolia walls a bit more interesting. 

5. Some stylish textured cushions

Heavily embroidered and really textured cushions are a big thing right now, but they can get insanely expensive. And as much as we would love to buy every single cushion on the Anthropologie website, we would also like to be able to pay the rent and to go on holiday at some point. Luckily, Shein has jumped on the bandwagon and have these gorg geometric cushions at an amazing price (just over £17).

6. Some peachy bedding to match your bath mat

Shein bedding is a bit of a bargain. There are loads of bang on trend styles for under £30. It's perfect if you want to switch up your bedding to something that's seasonal or trendy at the moment, but probably won't be in forever (we are talking prints involving sloths, cats, dinosaurs, cacti and, as can be seen here, peaches). 

7. A '70s style print 

Vibes! Our favourite word. These '70s style 'Good Vibes', hippy-esque prints must feature in every single gallery wall we see on instagram, and here one is for just £2.99!

1. Spruce up your hallway with some new hooks

2. Buy a new bang on trend rug (that's budget friendly)

Rugs have this magic power to transform a space the second you lay them down. So, if in doubt about how to update your space quickly, buy a rug. These kind of berber style, black and white rugs have been popping up on our Instagram feeds for a while now, and we can't believe ASOS are selling them for under £50!

3. Hang some cool wall prints

Gallery walls can take barely any time to create, and ASOS have loads of really affordable prints you could just stick up using some Blu-Tack. We think a mix of framed and non framed prints works really well together, plus some of the prints just come ready to hang – like this rather inspiring number.

4. Be liberal with the rattan decorations

Rattan is everywhere. It's definitely the materiel du jour and ASOS have loads of affordable pieces to update your space. We love this little shelf, a perfect perch for a house plant. You could even buy a handful and make them into a bit of a feature. 

5. Bag a bargain on a must have piece 

A rattan eye mirror?! Does it get more Instagrammable than that? And this one is just £10 in the sale!

6. Update your bathroom with a practical laundry basket

You might not think a laundry basket has the ability to update your bathroom, but when it looks as cute as this pom pom one, we beg to differ!
